If i'm not happy with my nbn connection, can i cancel.

Yes, the nbn satisfaction guarantee is our promise to you that if you're not happy within 30 days of connection and if we can't fix it for you, you can cancel with no further charges. Just return your modem.

Does my nbn plan include a landline handset?

No, but you can buy a landline handset from Telstra.

If you just want a home phone line, you can take up a Telstra office phone plan .

What will happen to my existing ADSL/Cable connection?

Once you connect to the nbn network, you won’t be able to access your internet and voice services through your ADSL/Cable connection. Instead, you’ll access them through your new nbn network connection. And once connected to the nbn network, you won’t be able to move your services back.

It’s also worth noting that when you request for your business internet and voice services be moved to the nbn network, you’re giving consent to the installation of services on the nbn network on behalf of all account holders at your premises.

What will it cost me to connect to the nbn?

  • Self install your modem for $0 We’ll send you a new modem if you need it, with easy instructions to install it yourself.
  • Professional install You can get your modem and gear connected by a Telstra professional technician for a one-off fee of $299.
  • Additional costs apply for non-standard installations if you have complex cabling requirements.

What happens to my existing phone lines?

Once you switch to the nbn™, your phone will run via the internet. This means you can only have one phone line and it must be connected to your modem.

How does the nbn connection process work?

  • If the nbn network isn’t already at your address, once you place an order with us we’ll help you arrange an nbn installation appointment. This is so an nbn co technician can connect the nbn to your address.
  • If you’re a new customer you’ll receive a new Telstra Smart Modem. If you’re already with us, we’ll check your existing modem and if it isn’t compatible with nbn, we’ll send you the new smart modem.
  • You can install the Telstra Smart Modem yourself using the easy self-install kit included. Or get our tech experts to help you for a one-off fee.
  • Jump on the nbn and go!

Why do I need an nbn installation appointment?

You’ll need an installation appointment so that an nbn co technician can come to your address and connect you to the nbn network. Once the external connection gear is live, we’ll be able to deliver fast, reliable nbn to your business premises. 

Already have an active nbn connection? If you already have an active nbn connection, you probably won’t need a technician to visit. We’ll work this out once you place your order.

Can I change my current Telstra internet plan?

Yes, just purchase a new Telstra nbn plan and we’ll switch you over to the nbn easily.

You’ll then be able to change plans up to once a month or cancel anytime. Simply pay out your modem if you leave before 24 months.

I'm a Priority Assist customer. Will this change how nbn is installed for my business?

If you’re an eligible Priority Assist customer, we'll install your modem for you at no cost.

What if I have a medical or security alarm?

If you have a security alarm, ask your alarm provider if it’s compatible with the nbn™ network. If it’s not, ask about alternatives. Do this before you switch to the nbn network, or your alarm may not work.

An nbn service can never go faster than the maximum line speed available at your premises, so for FTTN/B/C customers we will confirm your maximum attainable speed after connection and let you know if your line is not able to achieve the maximum speed of your plan. 

The nbn™ tier figures represent wholesale maximum network speeds during off-peak periods. The nbn™  tier figures and ‘typical busy period speeds’ are not measures of customers’ actual in-premises speeds, which may be slower. Not all customers receive these speeds. Plan prices

Your plan and add-ons may change (including price and inclusions). If you don’t like a change, you can change your plan or cancel your plan or add-ons.  If you cancel, just pay out your device, accessories and services in full, and you will receive a pro-rata refund for your plan charge for the remainder of your month.

Typical busy period speeds for the new nbn tiers Superfast and Ultrafast are an estimate only. We do not have sufficient data yet to calculate the typical busy period speed of these add-ons. Actual speeds experienced may be lower due to various factors including in-home setup and wiring, For ordinary personal domestic use. Installation

Standard installation includes self-installation of your modem, eligibility criteria applies. Extra charges apply for non-standard installation of Telstra and NBN Co equipment and for premises in new developments.

nbn™ New Development Charge

In areas serviced by nbn co, Telstra may be required to connect services onto the nbn network. If you’re in a new development and not already connected to the nbn network, nbn co may charge $300 to connect your premises to the nbn network. If applicable, we will bill that charge to you. Once you are connected to nbn fibre, you won’t be able to move to our copper network. Extra charges may apply for non-standard or professional install of Telstra or nbn co equipment and for premises in new developments.

4G Backup with Telstra Smart Modem™

Mobile backup is available to premises in 4G coverage areas. Check coverage at telstra.com/coverage. In the event of a fault on the nbn, our Smart Modem can switch your service to the 4G mobile network automatically. We’ll switch your service back to the nbn when the fault is resolved.

The 4G mobile backup service is uncapped and unshaped when there’s a fault. This means there is no limit on data allowance or speed, and it's included in the plan, so you don't have to worry about additional charges.

Medical security alarms, lift phones and fire indicator panels

If you have alarms such as back-to-base security alarm or medi-alert connected to your home phone service, it’s important you contact your medical or security provider to check if they’re compatible with the service and identify what alternatives are available.

Why can’t I get this plan?

We only offer speeds that we’re sure your connection can achieve.

The maximum speeds available at an address are dependant on the technology used to connect the premises to the nbn network. They will be the same no matter who you buy an internet plan from.

This may be due to one of 2 reasons:

  • The technology at your address is unable to support the speeds included in this plan – so you’d be paying for speeds that you can’t achieve. We only offer you plans based on the maximum upload and download speeds allowable.
  • At some addresses, we’re unable to estimate the maximum speeds available until you’re on your new plan (particularly if you’re a new customer). Before then, we can’t be sure that the nbn connection at your address can achieve this plan’s speeds. We do this to ensure you don’t pay for speeds you can’t achieve.

Once you’re connected, if we determine that your technology can support this plan’s speeds, we’ll let you know.

According to the ACCC, the NBN 50 speed tier is the most popular in Australia for personal use. Its download speeds are fast enough to handle video conferencing and with enough upload speed to use cloud storage like Google Drive or Dropbox without too much hassle.

The NBN 100 speed tier is typically a great fit for families of 4+ people and that extends to small business users.

However, if your business requires regular video conferencing or uploads a lot of data, pay attention to upload speeds when comparing plans. NBN 100 plans can come with either 20Mbps or 40Mbps upload speeds.

A NBN 100/40 plan may cost you a bit more, but can come in very handy if multiple people are in Zoom meetings at the same time.

More people means less bandwidth to share. On a 250Mbps plan, you should be able to download large files simultaneously and have no issues with video conferencing.

The only limiting factor is your connection type. Your business will need to be connected to the NBN via FTTP or HFC , which is not the case in all parts of Australia.

NBN 1000 is the fastest NBN speed you can get in Australia, but it is also limited to businesses with either an FTTP or some HFC connections.

On an NBN 1000 plan, large teams of up to 30 people should be able to collaborate, download and upload files without any problems.

Keep in mind:

  • Some providers like Aussie Broadband offer plans with customised speeds that sit outside of the regular speed tiers. For example, Aussie's Pro NBN plan has maximum download speeds of 500Mbps and maximum upload speeds of 200Mbps.
  • If your company has more than 30 employees, it may be best to contact your provider about an NBN enterprise plan.

A business mobile broadband plan could be the right fit for sole traders, remote workers or anyone who needs to be able to access the internet on the go in different settings.

The following are some of the benefits of a business mobile broadband plan compared to an NBN plan:

  • 5G access. 5G may be able to provide speeds faster than what you can get via NBN.
  • Portability. Because it's not a fixed connection, you could run your business from the beach, cafe or remote site. Plus a variety of modems will fit in your pocket or work bag.
  • Data sharing. Compared to a residential mobile broadband plan, some providers offer data sharing for businesses. This means you can share your data with other members of the team.

But there are also a few cons:

  • Limited 5G network. 5G is still being rolled out and isn't as widely available as 4G. It works best in major cities.
  • Less data. Some mobile broadband plans come with less data than an NBN plan and for a higher price.
  • Device repayments. While not overly expensive month-to-month, the device repayment for a mobile broadband modem can be an additional cost to pay over a 12-, 24- or 36-month repayment period.

Telstra business NBN plans

Like its residential plans, Telstra's business NBN plans come at a premium. It offers NBN 50 and NBN 100 plans. You get the following:

  • 4G mobile broadband backup. If the NBN goes down, your Telstra Smart Modem will automatically switch over to the Telstra 4G network to keep you connected. Unlike a regular Telstra home internet plan , you'll get full 4G speeds instead of being capped at 25/5Mbps.
  • Dedicated NBN connection manager. When you sign up with Telstra, you'll have a connection manager to work with for a pre-connection assessment, updates on your order and a post-connection check-in.
  • Included calls. You get unlimited calls to standard landlines and mobiles in Australia.
  • 24/7 NBN Business tech support. It's what it says on the tin - Telstra has tech support available at all hours of the day for its business plans, as well as assistance in the My Telstra app.

Without any promotional discounts, Telstra business NBN plans come out to be about $25-$30 more expensive than the average business plan on Finder.

TPG NBN business plans

TPG sells business NBN bundles to small companies. It offers speeds of NBN 12, 50 and 100Mbps, all of which come with a static IP. You also get the following:

  • Choice of 500GB or unlimited data plan. If you don't need unlimited data, you can save $10 a month by opting for the 500GB option on the NBN 50 or NBN 100 plans.
  • Phone line with unlimited standard national calls. Available on NBN 50 and 100 speed tiers. You can pay $10 more on the unlimited data plan for unlimited national calls to mobiles.
  • Choice of contract term. If you choose to sign on for an 18-month contract, you won't need to pay the $99.95 set-up fee. Otherwise, pay the fee and you'll be on a no-lock-in contract.
  • Dedicated business support. TPG has a dedicated support team for small office and business customers to better support you with your business-related enquiries.

In terms of price, TPG's unlimited data business NBN plans are slightly above the average, being around $3-$5 a month more expensive. If you opt for limited data, those plans come in $5 - $8 cheaper than the average business plan in our database.

Optus NBN plans for business are in line with the average cost of business NBN plans on Finder.

You won't get a static IP by default, but you may be able to add one for $10 a month. Static IPs are not available to customers who use the Optus Cable Broadband network.

iiNet has 2 options for business internet plans: NBN 50 and NBN 100. Depending on whether you want unlimited data or not, its plans could be considered affordable. Its NBN 50 unlimited data plan is around $6 cheaper than the average business plan on Finder, while the NBN 100 plan is in line with the average.

  • Priority support. Business plans come with a priority support number that they can call at any time to get help with their issues and concerns.
  • Call inclusions. You get a phone line with pay-as-you-go calls by default, unlimited calls to Australian numbers for $10 extra monthly or unlimited calls to landlines in 20 countries for a further $10 a month.

In terms of the base plan prices, its NBN 25 and 50 plans are cheaper than the average on Finder, while its NBN 100 plan is in line with the average. Its NBN 250 plan is $50 more expensive than the average business plan on Finder, but you do get a higher upload speed than most NBN 250 plans. It is one of only 2 providers to offer a 500Mbps typical business hours speed, which might help if you require more speed than NBN 250, but don't need NBN 1000, especially as that latter plan is just over $200 a month more expensive than the average. Keep in mind though Aussie Broadband's NBN 1000 business plan offers the highest average upload speed of all providers (around 8 times faster), so this is something to consider if very fast upload speeds are required for your business.

How much does business nbn cost.

Business NBN plans on Finder start from $59 per month but can go all the way up to over $400 per month, depending on what speed you're after.

Business NBN plans tend to be more expensive than residential plans. The difference is less notable on the lower speed tiers from NBN 12 to 100, with the average business plans being $6–$13 more expensive. On an NBN 250 or 1000 plan, the difference is much greater being between about $35–$70 more expensive on average.

Can I get a business internet plan for my home?

Yes, if you have your own business and you work from home, you can sign up for a business NBN plan. You'll just need to provide your ABN.

Are NBN business plans faster than residential plans?

Technically, no. NBN business plans offer the same speed and performance as residential NBN plans. On a network level, everything is the same – NBN Co doesn't distinguish between the two.

However, typical download speeds could be faster on business internet plans than on residential plans but this varies by provider.

The main difference is that retailers offer business NBN customers extra features like a static IP and priority service and service guarantees they don't offer to residential customers.

What is the difference between a business NBN plan and a business NBN enterprise Ethernet plan?

An NBN enterprise Ethernet plan is designed for larger businesses or those that require up to 1000Mbps upload and download speeds. A business NBN plan, on the other hand, is much more like a residential NBN plan in terms of speed tiers and performance, but with extra features and support.

we run a small business from home, we already have the NBN box & everything but I want to know who is the best for Value & we want to keep our home number & fax number (for the business) but we also want our mobiles & Ipad & my kids phones (limited for the kids) all on the same plan. does anyone do that?

We have made several attempts to initiate the process of establishing an nbn  network connection to your building, however we have been unsuccessful in our engagement with the building’s authorised representative. Consequently, nbn does not currently plan to install a network connection to your building, unless we receive a request from the Owners’ Corporation.

If you currently use existing fixed line phone or internet services there are a number of implications to be aware of:

  • Critical copper services such as emergency lift phones and monitored fire alarm systems may be at risk of disconnection.*
  • Occupiers may not be able to continue to access other critical services connected to the existing Fixed Line networks such as medical alarms and emergency call systems, monitored security alarms and fax machines. ^
  • Existing fixed line services will be disconnected at a future date and occupiers will not be able to make phone calls or access the internet over the Fixed Line network unless the nbn  supplied equipment is installed at the property. The disconnection of existing Fixed Line services will not affect occupier's ability to access phone and internet services over mobile networks.
  • Future requests for an nbn  network connection will result in costs payable by the Owners Corporation and/or owners/occupiers.

However, if your phone and internet services are already provided via another fibre network, they will continue to operate as normal unless your provider advises otherwise.

How we rate business NBN providers

Our ratings compare a range of NBN providers that offer business services, based on customer satisfaction as rated by Australians.

How many Australians do we survey for our ratings?

Canstar Blue surveyed 351 Australians with a current business NBN service for their feedback on NBN providers they’ve been signed up to. Respondents had to have a current fixed-line service account for a business and that business pays the bills.

  • The outcomes reported in these ratings are measured via accredited research panels managed by Qualtrics .

What criteria are used to rate business NBN providers?

Survey respondents are asked to rate their satisfaction with their business NBN provider from zero to 10 , with zero meaning extremely dissatisfied and 10 meaning extremely satisfied. Business NBN provider satisfaction is rated on the following criteria:

  • Overall satisfaction: measures consumer satisfaction with an NBN provider as an individual score, NOT the combined total of all criteria.
  • Network performance: the NBN service was fast and reliable.
  • Value for money: the price paid for the NBN service was reasonable for the performance experienced.
  • Client service: the NBN provider had good client service, provided good support, and was easy to get in touch with when needed.
  • Bill clarity: the NBN plan bill was easy to understand.
  • Clarity and flexibility of contract: the contract for the NBN service was clear and easy to understand and offered flexibility.

How do we determine the winner?

The winning brand is the brand that receives the highest Overall satisfaction rating . All the scores from the Overall satisfaction criteria are then combined and averaged to determine the overall winner.

  • Overall satisfaction is asked as a specific question and represents an individual measure, not a combined total of all criteria.
  • The brand with the highest number of five-star ratings within the supporting criteria will become the five-star recipient in overall satisfaction, and therefore win the award. If a clear leading brand still cannot be determined from the supporting criteria, joint winners will be declared.

To qualify in the ratings results, brands must have received a minimum of 30 responses to be included. Therefore, not all NBN providers offering business services will be compared in this survey. Brands rated in this survey are listed below in order of best overall satisfaction.

Ratings result.

Taking out top spot in our ratings for the third year in a row, iiNet scored five stars across almost all categories, including value for money, client service, bill clarity, clarity and flexibility of contract and customer satisfaction. It scored four stars for network performance.

Editor’s notes

iiNet keeps its business NBN offerings fairly simple with NBN 50 or NBN 100 speeds and your choice between three plans with different data and call inclusions. You’re also able to choose a 24-month plan or no-contract month-to-month plan, along with the option to BYO modem or add-on a modem (which will incur an upfront cost if you go no-contract).

In addition to your internet plan, iiNet offers the option to add on business VoIP international call packs and business phones, and also offers separate BizPhone packages which include devices and call packs.

Optus took out second with four stars for overall satisfaction, along with network performance and client service. It scored five stars in the remaining categories — value for money, bill clarity and clarity and flexibility of contract.

Optus offers a wider range of NBN speeds for its business plans, with NBN 50, 100, 250 and 1000 speed tiers available (actual speeds experienced may differ). You’ll then have the option to choose from a basic plan (which includes a modem) or its Business Internet Plus Professional plan which, in addition to the modem, includes services like a WiFi booster and WiFi security.

Rounding out our ratings was Telstra, with three stars for overall satisfaction and client service. It scored four stars for value for money, bill clarity and clarity and flexibility of contract, but scored five stars for network performance — the only one of the three providers to do so.

Telstra’s business plans are fairly straightforward, with one plan offering NBN 50 speeds and another plan with NBN 100 speeds. Both plans include a modem with 4G mobile backup during outages, unlimited calls to standard Australian landlines and mobile, unlimited data and advanced cyber security.

Having a fast and reliable NBN service is an essential part of running a business these days, with 61% of our survey respondents stating that fast internet is crucial to their business. With 22% claiming to regularly suffer from slow or unreliable internet and almost a quarter (24%) claiming that an internet outage affected their business, finding a quality and reliable service is a must.

When you’re looking at business NBN services, it’s important to ensure you’re choosing a plan that will best suit your needs.

Much like your home internet service, having the right speed tier is essential to choosing the best NBN plan for your business. You should have an idea of how your business will use the internet, such as for video conferencing along with downloading and uploading large files, in addition to how many people will be using the internet. This will give you an idea of which speed tier will suit your business needs the best.

Add-ons and extras

You’ll also want to consider if you need any extras or add-ons to your internet services. This could include a modem, call packs and/or landline phones, internet security, dedicated customer service and more.

Not all providers will offer these services, and some may offer more add-ons and extras than others. Consider how important these services are to your business and compare providers to find the deal that will get you the best value for your money.

The outcomes reported are the results from customers within the survey group who currently have a business broadband plan and the business pays the bills – in this case, 351 people.

Brands must have received at least 30 responses to be included. Results are comparative and it should be noted that brands receiving three stars have still achieved a satisfaction measure of at least six out of 10. Not all brands available in the market have been compared in this survey. The ratings table is first sorted by star ratings and then by mean overall satisfaction. How to get NBN™

Our  coverage map  is automatically updated with the latest information available from NBN Co. If you’ve checked your address and the results advised say that your address is ready to get NBN™ broadband, congratulations!

All you’ll need to do is pick out an NBN™ plan and  sign up online , or give one of our small business experts a call on 13 86 89 . If it turns out you need a technician to visit and install some NBN™ equipment, don’t worry - we'll help organise this for you.

Can I keep my existing telephone number to use on the NBN™?

In most cases, we can bring your existing telephone number over to the NBN™ network. Just call our dedicated business team on  13 86 89  to discuss the matter further.

Alternatively, you can specify that you’d like to keep your telephone number when you  sign up online . We’ll keep you updated on the progress of your number transfer.

I have existing broadband/phone services. How can I upgrade to NBN™?

Typically your address can be upgraded to NBN™ broadband with little to no downtime. More often than not you can continue to use your existing services until your new NBN™ equipment has been installed and your service has been activated. In the meantime, you should check to make sure that your current modem will be compatible with your new NBN™ broadband service.  Learn more .

Upgrading is simple, just  sign up online  or call our dedicated business team on 13 86 89 to get started. If you’re already with iiNet, you can select “Upgrade to NBN” in  My Products > Broadband  in  Toolbox .

Remember:  Moving to NBN™ broadband will not necessarily cancel your existing broadband and phone services. Once you've upgraded, please contact your existing provider to ensure your old services are cancelled, otherwise you may continue to be billed for them.

I already have NBN™. How do I switch my NBN™ provider to iiNet?

If you already have an active NBN™ Fibre connected at your address and you'd like to switch to an iiNet Business NBN™ plan , please call us on 1300 455 806 between 8AM-8PM (AEST), Monday to Friday, to arrange a Service Transfer. Once lodged, Service Transfers typically take less than 2 business days to complete, and downtime is typically less than 24 hours.

If you do not own the active NBN™ service connected at your address (i.e. you've just moved in and the previous tenant has left their services connected) then please see Connecting Outstanding FAQ instead.

How long does it take to get connected to nbn™.

Typically, NBN™ connections are completed within 2-20 business days - this varies depending on whether or not you've already had your NBN™ equipment installed as well as NBN™ technician availability.

What happens when NBN™ is installed?

If an NBN™ technician is required to visit your premises to install any required equipment or complete your NBN™ connection, we'll be in touch to book a suitable appointment with you. An installation is typically not required if NBN™ has been previously connected at your address.

NBN™ Hardware

Do i need equipment installed by nbn™.

If necessary, an NBN™ technician will complete a standard installation of the required NBN™ equipment at no cost to you. Please note that fees may be incurred for non-standard installations as determined by NBNCo. The technician will be able to advise these fees if this is the case.

Will my current modem/router work with NBN™ broadband?

If you have NBN™ FTTP,FTTB, FTTC, FTTN or HFC then you may be able to use the modem/router that you already own. We suggest that you check with its manufacturer to see if its capable of supporting NBN™ broadband and VoIP (Voice over IP) services. In some cases, your modem may also need to be VDSL2 compatible.  Learn more .

Please note:  You will be required to purchase an iiNet modem to use your included Phone service. This requirement will be confirmed on-screen or over the phone when you sign up with us.

Modems are typically included or discounted if you take up a 24-month contract when you sign up to iiNet NBN™. 

Will my medical alarm, security alarm, EFTPOS machine or fax machine work on the NBN™ network?

Many types of devices that are normally connected to phone lines (such as medic alarms, back to base alarms, EFTPOS machines, fax machines and more) can work over the NBN™ network, however please contact the service provider to make sure - you may need to order a specific type of phone service on the NBN™ network in order for these services to continue working.

  • iiNet does not offer a Priority Assistance service. If you have Priority Assistance or believe you may be eligible, please consider this before lodging your application.
  • We recommend you register any medical alarm services on the NBN Medical Alarm Register, which can be found on the NBN Co website.

With iiNet Business NBN™ broadband, you get the flexibility of choosing either a no lock-in contract term or a 24 month contract term. The table below outlines the differences between the two options:

What is the New Development Fee?

Effective  1 April 2016 , the $300 New Development Fee (NDF) is charged for all NBN™ broadband connections in the following circumstances:

  • The first connection at a premises in a newly developed area i.e. a suburb with no pre-existing telecommunications infrastructure.
  • The first connection(s) at a premises in an establish area in the rare instance that a developer has increased the number of dwellings on the same plot of land e.g. demolished a single house and built a block of units.

Once the NDF has been charged at an address, it will not be charged again for subsequent connections, provided the number of dwellings at that address has not increased.

At iiNet, we pass on the full $300 NDF charge as billed by our wholesaler, NBN Co, to  new customers . For our  existing customers  switching from another kind of iiNet broadband to iiNet NBN™, we absorb part of this fee and charge just $250. These charges are clearly visible when applying for a service – they are also included in any  Critical Information Summary  for NBN™ broadband plans sold after 1 April 2016, and the Pricing Schedule of our  Customer Relationship Agreement .  

Can I change my NBN™ plan after I've signed up?

You sure can! Whether you have a no lock-in contract or a 24 month contract you may switch between our NBN™ plans at any time without incurring contract break fees. A plan change fee of $29 may apply if you change to a plan of lesser value.

General Terms

Connecting to the nbn™.

  • Once the NBN™ roll out has been completed in your area, services over the legacy copper & HFC (Cable) network will no longer be available at your premises. Any copper & HFC (Cable) services that are still connected at your premises on the Disconnection Date are liable to be disconnected. iiNet Cable services in Geelong, Mildura and Ballarat are not subject to this disconnection.
  • For FTTN & FTTB this will occur outside of your premises during your installation
  • For FTTC this will occur when your NBN™ service is activated, which typically occurs when your NBN™ Connection Box is connected (and working) by either you or an NBN™ Installer
  • For FTTN, FTTC or FTTB this may be the first telephone wall socket in your premises or, in the case of multi-dwelling units, your side of the Main Distribution Frame.
  • For FTTP or HFC this is a Network Termination Device supplied by NBN Co.
  • Customer equipment (such as new or existing cabling and telecommunications outlets) beyond the network boundary point may not work when you connect to NBN™. You may require a registered cabler to connect these to your NBN™ service. You will be responsible for the cost of any such cabling work.
  • Your NBN™ service does not include a battery backup. This means your business will be unable to access any internet and telephony services provided by NBN™ during a power outage. This includes making calls to emergency service numbers like 000. Please ensure you have alternate ways of making calls, such as mobile phone.
  • If you transfer your existing NBN™ service, you understand that you are responsible to your current broadband provider for any charges incurred until this transfer is complete.
  • The activation of your selected services does not necessarily cancel any existing phone or broadband services. It is your responsibility to contact your existing service providers to ensure that unwanted services are cancelled, otherwise you may continue to be billed for them.

Telephony Services

  • NBN™ Fibre (FTTP) may include Fibre Phone instead of Netphone, which does not require a VoIP-compatible modem to operate.
  • NBN™ Satellite does not include access to NBN™ Phone.
  • Calls to 000 emergency services are not guaranteed in the event of a power outage.
  • Priority Assistance  services are not available from iiNet.
  • Calls to 19/1900 numbers are not available.
  • Calls to  certain 'high-risk' international destinations  are not available by default.
  • You are required to waive your rights under the  Customer Service Guarantee.
  • Timed international calls are charged per second.
  • Calls to Australian mobile numbers are charged per 30 second block.
  • Included calls are subject to our  Acceptable Use Policy.
  • Business NBN™ Phone must be paired with an active iiNet Business NBN™ service. If your Business NBN™ plan is cancelled, your Business NBN™ Phone service will also be cancelled.
  • Transferring an existing phone number to NBN™ Phone will disconnect the existing phone service. After a successful transfer, please contact your existing provider to ensure that your phone service and any add-on services are cancelled.
  • There are multiple types of broadband and phone on the NBN™, with different hardware setups and requirements.  Learn more.
  • A 24 month contract gives you access to a new $0 NBN™  WiFi modem.  A $10 delivery fee applies.
  • You may be required to purchase an iiNet-provided modem to be supplied with an iiNet NBN™ service. This requirement is confirmed in your signup cart.
  • May be shipped to you for self-installation (if your premises is eligible)
  • Will reverse-power the NBN™ network to provide you with a working service
  • Remains the property of NBN Co and should not be removed from the premises

All about your quota

  • Both uploads and downloads count towards your monthly quota.
  • If you exceed your monthly Business NBN™ quota you will not be charged excess fees. Instead your Business NBN™ plan will be shaped to the speeds shown below. Unlimited data plans do not have a quota limit.
  • You may purchase a  Data Pack  to unshape your Business NBN™ service.

Contract Terms

Business NBN™ plans are available on both no lock-in contract and 24 month contract options. If you end your contract early, the below break fees apply. These fees cover the costs reasonably incurred by iiNet when the contract commenced.

Fair contract guarantee

When you sign up to a contract, you commit to retain your NBN™ service for the set period.

However, our fair contract guarantee lets you change between plans at any time without the need to break your agreed contract.

Withdrawal fees

Withdrawing an order that you have placed with us will attract a withdrawal fee of $60. This is to cover our costs in preparing to supply the service to you.

If you have selected a modem from us, the hardware fee paid will be payable by you unless the modem is returned to us in its original condition

Delivery fees are not refundable.

* Any cabling that is required in your premises beyond the Network Boundary Point is your responsibility. This does not include the purchase of a modem. There may be additional installation fees for non-standard premises, however your agreement to these fees will be confirmed prior to iiNet setup.

NBN™ Data packs

So you've gone a bit crazy on the old downloads. Don't sweat it, we've all been there - just pick up an iiNet Data Pack to replenish your monthly broadband quota. It's a bit of extra quota added to your Peak, Off-Peak or Anytime allowance for full-speed access when you want it. Available through Toolbox . And we promise not to tell anyone. Honest.

Optus unveils NBN small business plans

update Optus has announced a range of National Broadband Network (NBN) plans targeted at small businesses, starting at $59 per month.

The 12- or 24-month packages are ideal for small businesses in the NBN first release sites with up to five employees, according to Optus. All the packages come equipped with Optus' OfficeApps for email, file and calendar storage in its cloud, as well as customer care, installation and an NBN-compatible Wi-Fi modem.

Prices on the lowest speed package of 25 megabits per second (Mbps) downlink and 5Mbps uplink start at $59 per month with 100GB of data included. The $89 plan gets 500GB of data, while the $119 plan gets 1TB of data per month.

Broadband plans bundled with phones start at $99 for 120GB of data, up to $129 for 1TB of data per month. These plans come with unlimited calls to fixed line and Optus mobiles.

Similar to Optus' consumer plans , if businesses require extra speed, they can buy speed packs for an extra boost. For an extra $5 per month, Optus will boost a customer's upload speed to 10Mbps. For an extra $10 per month, the speed will be 50Mbps down and 20Mbps up. The highest available speed pack will set the business back $20 extra per month for 100Mbps down and 40Mbps up.

Following signing on to a year-long agreement with NBN Co last month , Optus said that it plans to expand its consumer broadband and home bundles in March to include 24-month contracts.

Optus managing director for small to medium business, Rohan Ganeson, said this was the first of many NBN packages Optus plans to offer to small businesses.

"As the roll-out progresses, we'll expand our NBN packages to cater for larger offices and add more Optus OfficeApps inclusions to help businesses run their operations faster and smarter," he said in a statement. "The NBN opens the door for small businesses to take advantage of high-speed broadband to do business in new ways, and make use of the latest digital tools to be more efficient and competitive."

Updated at 2:05pm, 7 February 2012: Optus later clarified that $59 plans are the same speed for both businesses and consumers.

NBN business vs residential plans: What’s the difference?

A breakdown of the differences between NBN business plans and NBN residential plans.

At first glance, there’s not a whole lot of difference between NBN plans aimed at residential users and business users. After all, the vast majority of plans on both sides are based on the same NBN speed tiers, ranging from the bare-bones NBN 12 through to the incredibly speedy NBN 1000 plans.

Dig a little deeper, though, and there are some key differences with big implications, most of which are worth highlighting for smaller businesses considering whether they should opt for a cheaper residential plan or pay extra for some of the unique business perks.

For starters, let’s have a look at some examples of popular NBN plans, some of which regularly appear on our best NBN plans list. Below is a daily updating list of popular residential NBN plans across a range of speeds and providers.

What you may notice when glancing at the residential and business plans in the lists above is the differences in price. For the NBN plans in our database, residential plans tend to be cheaper and the trend is for a handful of providers to regularly offer six months of discounted pricing. While there are certain NBN business plans with discounts, there’s a noticeable monthly price difference between the cheapest residential plans and the most cost-effective business plans.

So, what exactly do business NBN customers get for the extra cost?

In most cases, an eligible residential user can apply for any NBN plan that’s supported by the NBN technology that connects their home. If an NBN provider offers plans in your area, the chances are good you can sign up for one. When it comes to business NBN plans, though, certain providers have eligibility checkers that require additional information before you can sign up for a plan.

Business NBN plans tend to have a guaranteed amount of bandwidth, which means, traditionally, they’ve had access to faster speeds. These days, though, NBN residential plans have continually improving self-reported download speeds, which are trending towards parity between maximum speed and advertised speed for metro plans up to NBN 100.

Because of this, business NBN plans are less impressive in comparison than they used to be, even if the trend is towards parity between advertised speeds and maximum speeds, particularly for plans up to NBN 100. Where business NBN impresses more is when it comes to extra upload allowances. For instance, Aussie Broadband offers an NBN 25/10 plan (compared to the typical 25/5 offering) and an NBN 100/40 plan (more commonly 100/20 for residential users).

Aussie Broadband also offers even better upload potential for its fastest plans: 250/100 (vs 250/25), 500/200 (no residential comparison) and 1000/400 (vs 1000/50). While the trend with residential plans is to treat upload bandwidth as a distant afterthought to download speeds, the ability to quickly share large files and seamlessly use bandwidth-intensive services across multiple users is important to certain businesses, hence the disparity.

Providers that sell residential plans on fixed-line NBN technologies in metro areas are required to self-report typical evening download speeds. These are the download speeds during the nightly busy period, between 7:00pm and 11:00pm. For businesses, provider self-reported speeds are advertised in terms of the speeds you can expect between business hours, 9:00am to 5:00pm on weekdays.

If you’re a residential NBN user, there’s a good chance your provider has assigned you a dynamic IP address, whereas business users tend to come with static IP addresses. What’s the difference? Dynamic IP addresses free a provider to rotate its pool of IP addresses based on when their customers are connecting. Conversely, static IP addresses are an additional expense where a customer’s IP address always stays the same.

Certain residential providers let you pay extra for a static IP address but, really, static IP addresses are mainly intended for business customers because they allow more straightforward server hosting and virtual private network (VPN) access.

Regardless of your provider or whether you’re on a residential or business NBN plan, when something goes wrong, there’s always a way to contact them. Certain providers offer more ways to get in touch than others, including seven-days-a-week support. The trend with business NBN plans, though, is towards priority support, which is intended to offer a speedier resolution for potential issues. This sometimes comes at an additional cost, though.

NBN plans for residential and business users trend towards no-contract offerings with unlimited data . In terms of our comparison engine, iiNet and TPG are the only business NBN providers with data-capped plans, while all others are unlimited.

To get a landline phone service with a residential NBN plan, even if it’s a PAYG option, you tend to need to bundle an internet plan with a phone. While there are a handful of business NBN providers that offer no landline phone options, the standard is for a PAYG service. Some business NBN providers also bundle unlimited local and national calls, while others also throw in calls to Australian mobile numbers.

Telstra Smart Modem Gen 2

There’s a similar trend between residential and business NBN plans when it comes to modems and modem-routers: BYO is the cheaper and more popular option. Still, there’s not a big difference in the actual networking device that comes from the providers that do bundle a modem or modem-router, except that Telstra offers a Smart Modem Gen 2 for residential users and a Business Smart Modem for business customers.

When we make our recommendations for the best NBN plans, the two main factors we consider are price and speed. For price, many of the best NBN providers offer a six-month discount when you first sign up, while others will occasionally extend that discount to 12 months – these are great ways to save money on your NBN plan.

We're beginning to see NBN prices plateau following the introduction of a new wholesale pricing structure introduced towards the tail end of 2023. Those changes did mean select plans of 100Mbps and above came down in price , but this month we're not seeing as many changes to the regular monthly costs following introductory discounts. The only change of note we've spotted is TPG increasing prices on its NBN 25 and NBN 50 plans by AU$5 to AU$10 per month. But in return, the regular price of its 250Mbps plan has been reduced from AU$124.99 to AU$94.99.

Elsewhere, the introductory discounts on offer have been getting more aggressive, making now potentially a great time to switch your NBN plan. 

Speed is also important when choosing the best NBN plan, so we consider what speed the telco is offering when making our recommendations, and compare it against others in the same tier. The Australian Competition and Consumer Commission (ACCC) monitors the performance of select NBN providers, and we use this to make sure you’re getting what’s promised.

Like many internet providers, Flip increased the cost of its NBN 50 plan late last year, but its new price of AU$69.90 is still among the lowest we can find in the market. This is made even cheaper when you factor in Flip’s six month introductory price of AU$59 a month. What's perhaps most impressive though is that despite this low cost, Flip advertises a maxed-out typical evening speed of 50Mbps, which is why we think it’s the best NBN plan for most people. Tangerine would be our second choice thanks to an equally low introductory price of AU$59.90/month for six months, but the regular monthly cost increases greatly to AU$79.90p/m

Exetel has reclaimed its spot as our pick for the best NBN plan for gaming on the back of the most recent data from the ACCC , which found Exetel to have the lowest latency among all providers monitored during the previous quarter. Specifically, Exetel was found to have an average latency of 8.3ms during all hours of the day and 8.5ms during the busier hours of the day. Our previous pick for this category, Superloop , is the second fastest. 

Either provider is ultimately going to be a great pick if you do a lot of online gaming, but we have to choose Exetel for its ever-so-slightly lower ping speeds and the fact it's one cent cheaper each month.

Best NBN plan for streaming

We're maintaining Spintel's NBN 100 plan as the being the best NBN plan for streaming this month. It continues to fend off competition from the likes of Exetel and Flip – which are still very solid choices – but keeps its crown because it offers a top typical evening speed of 100Mbps for the incredible price of AU$69 a month for your first six months. After the promo period ends, your bill will only increase to AU$79.95, which is one of the lowest ongoing rates available in this speed tier. While Spintel doesn’t appear in Netflix’s ISP Speed Index it’s received lots of positive feedback on Product Review .

Best NBN plan for heavy users (NBN 100/20)

It might not take top honours for streaming, but we’ve selected Exetel as having the best NBN plan for heavy internet users. Specifically, we've chosen its 100Mbps NBN plan because it’s consistently a top performer in the ACCC’s broadband reporting and it comes with five Speed Boost days a month, which allows you to temporarily boost the speed of your plan to NBN 250, five times a month.

For a household of one or two light internet users, an NBN 25 plan should prove to be plenty fast enough. If you just want to browse the internet and stream in HD, Flip is our recommendation for the best NBN 25 plan. It has a cheap introductory offer of just AU$44 a month for your first six months, before increasing to a low ongoing rate of AU$54.90. It also comes with unlimited data, and a typical evening speed of 25Mbps.

Spintel’s NBN 250 plan continues to be our pick for best NBN plan for large households, primarily due to its exceedingly low price. You'll pay just AU$75 a month for your first six months before it reverts back to the standard price of AU$85.85. That standard pricing continues to be the lowest we can find on the NBN 250 tier by a long shot, and the average cost is currently just over AU$109 a month. Spintel’s typical evening speed is 211Mbps, so if outright speed is more important than cost, our second choice is Superloop .

Upload speed is important for live streaming, online content creation and sending large files over the internet. There are a limited number of providers who offer NBN 100/40 plans, but Exetel easily gets our recommendation if you’re looking for a plan with strong upload speeds. The internet service provider was the fastest by a long shot in the latest ACCC data in regard to upload speed, so you should achieve (or get incredibly close to) the advertised upload speed of 34Mbps.

Best NBN plan for power users (NBN 1000)

Superloop gets our recommendation because it’s one of the cheapest NBN 1000 plans on the market, and it increased its typical evening speed up to a staggering 750Mbps this month (up from 700Mbps in the month prior) making it now the fastest NBN provider in Australia. And yet, you’ll continue to pay the low price of AU$99 a month for your first six months on the service, before the cost increases to AU$109 each month ongoing. Superloop is fantastic because it offers speeds that are now faster than Telstra, while being as much as AU$71 cheaper a month. Superloop’s NBN 1000 plan is an absolute no-brainer for power users.

We rate Flip as the best NBN provider in Australia. We’ve chosen Flip because it has great introductory offers, making its NBN 25 plan and NBN 50 plan some of the cheapest we can find in their respective tiers. Even once the six-month discount ends, Flip has ongoing rates that are among the lowest in the market. Just over 50% of all residential NBN services are signed up to the 50Mbps speed tier, and since Flip is our pick for best NBN 50 plan, it makes sense to recommend the telco as the best NBN provider overall. However, if you're looking for a plan with speeds of 100Mbps or higher, Exetel is our choice for best fast NBN provider.

Best NBN plans: major telcos

When looking at NBN plans, you’ll notice that the three major telcos tend to have the more expensive options out there – particularly Telstra and Optus. The benefits of going with Telstra, Optus or TPG for your NBN plan is that you can feel confident you’ll get a reliable, high-performing service, as has been continuously shown in the ACCC’s reporting.

Another benefit to signing up with Telstra or Optus is that these providers often throw in perks and optional add-ons, such as a modem with 4G backup, free trials of streaming services or plans that are optimised for gaming. TPG doesn’t have these optional extras, but it’s the cheapest option of the big three with good value plans.

Best Optus NBN plan

Optus is usually a more affordable alternative to Telstra, but while we have seen some attractive deals from the provider in previous months, the current offering isn't anything too special, if we're being totally honest. For a time, you could get yourself a 100Mbps NBN plan for the same cost as a 50Mbps, which at the time made great financial sense. However, that deal appears to have finished now, with Optus reverting to its usual pricing structure of offering up to AU$20 off per month for six months. 

Taking this into account, we've selected the NBN 1000 plan as it does see you saving AU$120 over the first six months of the service, thanks to the aforementioned AU$20p/m saving. It does still make the service relatively expensive compared to the national average of AU$127p/m, and it only advertises a maximum evening speed of 600Mbps. Just note that you'll need to remain connected to Optus for 36 months in order to get the modem with 4G backup for free, otherwise you'll need to pay some high early exit fees.

Best TPG NBN plan

TPG has the most affordable NBN plans among the major providers, although as we mentioned earlier, it has recently increased some of its pricing. It remains the most affordable however, and we think its NBN 50 plan is the best option for most people. You can bring your own modem over to this plan, or get a free one sent to you from TPG if you commit to a six-month contract (a AU$10 delivery fee applies). Alternatively, you can get a modem on a no lock-in contract for AU$99.95. Note that unlike Telstra and Optus, TPG’s modem doesn’t have 4G backup.

Best Telstra NBN plan

Telstra’s NBN plans are the most expensive in the market, and it’s hard to justify the price when there are cheaper choices out there that offer a similar service. However, Telstra’s NBN plans benefit from a modem with 4G backup and the ability to prioritise online traffic. 

Telstra isn't currently offering any introductory discounts for new customers, making it even harder to justify as a potential provider for your household. You can currently take advantage of free trials to the likes of Spotify Premium, Binge, Kayo Sports and Xbox Game Pass, although only if you're new to any of those services. 

We’ve chosen Telstra’s NBN 100 plan this month because it’s 'only' AU$10 more each month than the slower 50Mbps plan. But at AU$110p/m, it really is the most expensive by a long way. If you break up with Telstra within the first 24 months, return the modem or pay a AU$200 non-return fee.

How we judge the best NBN plans

To select our picks for the best NBN plans, our experts consider and weigh the following key aspects for fixed-line NBN plans:

Speed : Each speed tier indicates the maximum speed available, for example, an NBN 50 plan is able to reach download speeds of 50Mbps. However, not every provider will be able to reach the maximum speed available during the busiest evening hours, which fall between 7–11pm. NBN providers are required to report their typical evening speeds, so we look for plans that have a maxed-out typical evening speed. No provider reaches the theoretical maximum of 1,000Mbps in the NBN 1000 tier, so in this instance, we consider the total claimed Mbps against price to weigh relative value.

Price : Price is an important factor in our decision making. We look for plans that are below, or at least on par with, the average monthly price in their respective speed tier. Price ultimately has to be weighed up against speed, as there’s no use paying for a cheap NBN plan that offers slower-than-average speed. Most NBN providers also offer an initial discount period (typically 6 months) to encourage you to sign up, so we look for competitive offers when making our choices. The ongoing price must also remain reasonable to get our recommendation.

Data allowance : The majority of fixed-line NBN plans offer unlimited data, so in all but exceptional cases, we only recommend plans with an unlimited data allowance.

Performance : The ACCC monitors the performance of some of the top NBN providers in Australia, so we always take this data into account when making our recommendations. If the ACCC doesn’t monitor a particular internet provider, we also look at feedback provided by real users on sites such as Whirlpool .

Perks : We consider perks as nice to have, but they carry less weight compared to other factors in our decision making. Some examples of perks include Australian-based customer support, or the ability to include a home phone service. Other perks can enhance the performance of your service, such as the ability to bump your plan’s regular speed up to the next available tier on five days of your choosing – a feature offered by Exetel and Superloop .

What is the NBN?

The National Broadband Network (NBN) is Australia’s upgraded internet and phone infrastructure. It’s a government initiative that was first announced more than 10 years ago, and after several changes to the rollout plan, it’s officially been declared complete (though upgrades are still ongoing).

The NBN uses optical fibre and other technology types to get faster, stable internet into homes across Australia, taking the place of copper wires and cable broadband.

Understanding NBN speeds: which is right for you?

Choosing an NBN speed tier is arguably the most important decision you’ll make when it comes to getting internet. To figure out which is right for you, factor in how many people will be using the internet in your household and what their usage is like. Here, we’ve broken down each speed tier, and what they get you.

NBN 12 (Basic I): 12Mbps download | 1Mbps upload | Any connection type | 1 user | Suited for a one-person household for browsing the internet, sending emails and watching YouTube videos at 1080p – though this tier is not recommended for lots of streaming.

NBN 25 (Basic II): 25Mbps download | 5Mbps upload | Any connection type | 1-2 users | For one or two people who want to browse the web at the same time, stream music and stream video in 1080p.

NBN 50 (Standard): 50Mbps download | 20Mbps upload | Any connection type | 2-4 users | Allows multiple users to stream in high definition and play games online, and crucially for some, it’s higher uploads are well-suited to working from home – particularly if you need to video chat.

NBN 100 (Fast): 100Mbps download | 20Mbps upload | Any connection type | 5+ users | Suitable for streaming video in 4K, downloading large files and having multiple devices online at the same time.

NBN 250 (Superfast): 250Mbps download | 25Mbps upload | FTTP, HFC connections | 5+ users | Gives you absurdly fast speeds that will let multiple people stream in 4K at the same time, and allow faster downloads of large files such as games and OS updates.

NBN 1000 (Ultrafast): 1000Mbps download | 50Mbps upload | FTTP, HFC connections | 5+ users | Fastest speed tier you can get, but note that there’s considerable difference between the typical evening speeds offered by the few telcos that offer this tier, with the lowest being 245Mbps and the highest reaching 700Mbps (the latter coming from Telstra).

What does 'typical evening speed' mean?

A typical evening speed is the average download speed you can expect on a plan during the peak busy hours of 7pm-11pm. Each telco will quote a typical evening speed on its plans, and this number can vary within the same speed tier, so be sure to check and compare.

In 2021, more internet providers started to claim a maximum typical evening speed, and the Australian Competition and Consumer Commission (ACCC) has found several ISPs are even delivering above that maximum number.

With so many providers offering a fast service, factoring in typical evening speeds isn’t as important as it used to be, but you should still keep an eye out for low numbers. Any NBN provider quoting close to the tier’s top-rated speed is fine, but consider it a big red flag if it’s significantly lower than the norm.

What are NBN connection types?

First, to figure out what connection type you have, check your address on the NBN Co website . Your connection type is good to know, as not every NBN plan is supported by every connection, so it’s an easy first step in narrowing down your choices.

While the NBN is made up of a multi-technology mix, it’s important to know that you don’t have a choice in what technology is available to you. Different connection types have been built in different areas, so it’s entirely dependent on where you live. Below, we lay out the connection types across the network, and what they mean.

Fibre-to-the-premises (FTTP) : FTTP is a fibre-optic line that runs directly to your home, and therefore is the best type of connection you can have. It requires a device to be installed in your home, and is what was originally intended for every household in Australia when the NBN was first announced.

Fibre-to-the-building (FTTB) : An FTTB connection is most commonly used for connecting apartment blocks and similar buildings to the NBN. In this instance, a fibre-optic line runs to the building’s communications room, and existing technology such as copper wiring is used to connect each apartment from there.

Hybrid fibre coaxial (HFC) : An HFC connection uses existing pay TV (Foxtel) or cable network as the final connection to households. The HFC line will run from your home to the nearest available fibre node.

Fibre-to-the-curb (FTTC) : FTTC is when the fibre-optic cable extends a little closer to your home by connecting to a distribution unit located outside on the street. From there, it uses the copper phone line to run the last leg into your home.

Fibre-to-the-node (FTTN) : The majority of Australian households – around 4.7 million – are using FTTN technology. This connection type uses existing copper phone wire to make the final connection to the home from a central node in your neighbourhood. The distance of your home to the node will affect the average speeds you can reach, so if your home is more than 700m from the node, it’s not advisable to choose an NBN 100 plan.

Fixed Wireless : Fixed Wireless connections are used to reach regional and remote areas. Homes in these areas will access the NBN from a transmission tower through an antenna installed on their roof.

Sky Muster satellite : The NBN’s Sky Muster satellite technology is also used to reach regional and remote communities. It requires a satellite dish to be installed on the premises, to which the NBN is received through satellite.

TL;DR : Check your address on the NBN Co website to find out what connection you have. It’s important to know because not every NBN plan is supported by every connection type.

How much should my NBN plan cost?

Once you know what type of connection you have and what speed you want, you can find a plan that suits you at the right price.

There’s good news for those who just want to surf the web casually – for that kind of use, it doesn’t matter what ISP you go with. Recent research by the ACCC has shown that your choice of provider won’t impact website browsing performance, so you can go with a cheap NBN plan if this is all you’re after.

But if you need to do more with your internet, you might want to consider some of the fastest NBN plans . These will cost you more per month, but they’ll allow you to download and upload large files faster, stream comfortably in 4K and game online with minimal lag.

When looking at NBN plan prices, be sure to suss out what internet deals are available too. It’s extremely common for ISPs to offer a discount for your first six months on their service, and it’s usually about AU$15 off each month.

The telcos will also try and tempt you up to faster plans with bigger discounts – up to AU$40 off each month for six months in some cases – so consider taking advantage of these options too.

There’s one last thing to mention when it comes to price, and that’s contracts. The vast majority of NBN plans come with no lock-in contracts, so you’re free to leave anytime (though some telcos will require you to pay out the remaining cost of your modem).

NBN plans on a contract will typically last between six and 12 months, and the benefit here is usually in reducing upfront fee costs (such as waiving the set up fee or throwing in a free modem).

While those benefits may seem tempting, weigh up those perks before committing to a contract. If you decide to leave early, you’ll likely still need to pay for each month you have remaining.

TL;DR : If you just want to browse the internet, a cheap NBN plan from a smaller NBN provider will do you just fine. For those that want to stream in 4K and game online, look for a fast NBN plan at a competitive price. Be sure to take advantage of six month discounts offered to new customers, and weigh up whether a contract or no-lock in term is best for you.

What’s the best NBN provider for Sydney, Melbourne, Brisbane and other cities?

Many people wonder whether there’s a 'best' NBN provider for their particular city. Over the last couple of years, we've seen rising interest in plans based on location, such as Sydney, Melbourne, Brisbane and Perth – so does your locale really matter when selecting an ISP?

The answer is tricky. If you live on the east coast of Australia, the answer is generally no, your location won’t matter when choosing a provider. If you live in South Australia, the Northern Territory or Western Australia, you may experience some benefit from choosing an ISP that’s headquartered (or at least has a local presence) in your state.

This is because of the way traffic flows to and from the user to the wider internet. All providers effectively act as a middle man in between users and the internet, routing all transmitted and received data through their own infrastructure. Providers’ direct physical connections to the internet are known as “points of interconnect” (POI), and all user internet traffic is routed through a PIO. There are 121 PIOs across Australia , but because connecting to a POI requires physical hardware, most service providers only use a smaller subset of these.

Because they’re the critical link in the user-to-internet chain, the physical location of your provider’s nearest PIO to you can play a large role in factors like latency and ping time. If your POI is thousands of kilometres away from your home, this is naturally going to result in a bigger delay in data flowing in both directions.

Latency and ping time matter most when it comes to tasks that work in real time – so things such as video calling and online gaming. An ACCC report released in April 2023 revealed that online gamers living in NSW and the ACT experience much lower latency on average compared to the rest of the country, and that’s because most game servers located in Australia are housed in Sydney.

While your internet provider of choice won’t be able to resolve all issues related to latency and ping time, signing up with a locally-based provider (or one that’s at least connected to a local POI) can help reduce these factors. For example, Pentanet is an ISP based in Western Australia that’s often spoken of highly by gamers living in the state.

There’s no one-stop-shop for checking if an NBN provider is connected to your closest POI, but there’s a few steps you can take. First, check if the provider has a POI lookup tool – Aussie Broadband and Superloop both offer this, for example. If the ISP you’re looking at doesn’t offer an official way to check, then you’ll have to head to a website such as Whirlpool and do some digging yourself. Finally, if Whirlpool doesn’t have what you’re looking for, your best bet is to email the internet provider directly.

How does switching NBN providers work?

So you’ve done your research and found the NBN provider you want to switch to, what’s next? 

Switching NBN providers is usually fairly seamless – your new ISP should take care of the whole process, including informing your current ISP of the change. If you’ve requested a modem/router with your switch, your new ISP will usually wait until that arrives to connect you – your existing service will continue to work as usual in the meantime.

If you’re keeping your current modem/router, then the switch can often happen within 24-48 hours, and will likely require you to change some of your router settings, such as username and password.

There’s one important step to do before finally switching providers, and that is to check the fine print of your current ISP.

If you are currently on a contract with your internet provider, you’ll likely face an exit fee or be required to payout the remaining months on your plan. If this is you, we’d highly recommend reconsidering breaking the contract unless absolutely necessary.

However, even if you’re on a month-to-month plan instead of a contract, you could still face a cancellation fee. For example, TPG requires its users to give a 30-day notice before cancellation, and if this isn’t done, you’ll need to payout the remaining days of the month.

If you find that your current ISP requires you to give notice of cancellation, we’d recommend scheduling the switch with your new NBN provider, so you can avoid any surprise exit fees.

How do I connect to the NBN?

If you’re not sure whether you can connect to the NBN yet, check your address on the NBN Co website. Most Australians do have access to the NBN, and if you find your home is NBN-ready, all you need to do is select an NBN plan and sign up. Then you can either use a BYO modem or one provided by your telco of choice to connect to Wi-Fi.

If you find that your home isn’t connected to the NBN, you’ll need to contact NBN Co and organise installation.

Do I need a new modem/router for the NBN?

For a modem/router to connect to the NBN, it needs to have a VDSL port, so you will need to upgrade if your current hardware is missing this port. While most plans will give you the option of bringing your own device for the connection, you’ll also have the ability to buy one directly from your NBN provider.

For the everyday internet connection, these modem/routers will suffice for your connection, though you may want to consider buying better hardware if you’ve signed up for a fast NBN plan – just ensure that it’s compatible.

What is a good data amount for my NBN plan?

The majority of NBN plans available today come with unlimited data, with prices starting at AU$50 a month for an unlimited data plan. With an unlimited data plan, you won’t have to worry about monthly data caps, and we’d argue that they’re better value for money when factoring in price per gigabyte.

Which is the cheapest NBN provider?

About your NBN installation

After you have submitted your order, TPG will confirm if an installation appointment is needed. If an installation appointment is needed, TPG will organise this and contact you with the appointment details. You or an authorised person over 18 years of age will be required to be at the premises on the day of the appointment.

Schedule an appointment

After you submitted your NBN Bundle application to TPG, our service delivery team will do an assessment on your address and determine if an NBN installer needs to visit your premises. If your premises have an active NBN service connected previously then it is unlikely that you would require technician's visit. If an installation appointment is required, you or an authorised person over 18 years of age will be required to be at the premises on the day of the technician visit. After you have submitted your order, TPG will confirm if an installation appointment is needed. If so, TPG will organise this and contact you with the appointment details. On the installation day, an NBN Co installer will come to your premises to install the necessary equipment.

On the day of installation

When the installer arrives at your property, ensure you check their ID before letting them inside, to ensure they are a contracted NBN technician. The installer may need to drill a small hole through your wall.

Things to expect during installation

The NBN Co Installer may need to run cable into your premises may require the digging of a small trench, or, if it's coming from overhead, some minor clearing of vegetation. NBN Co has a strict "leave it as it's found" policy so there is no need to be concerned about any permanent damage to your property. Also remember, some furniture may need to be moved and some drilling work might be required to mount the equipment, so be prepared for noise and dusts. Some places might not be possible due to safety or other considerations such as if there is additional wiring work required.

Your NBN installer will physically connect the FTTC connection to the NBN network and in most cases install the NBN Connection Device (NCD) in your premises.

Monthly Usage Quota and Speed Shaping

1GB (Gigabyte) = 1000 MB (Megabyte). Unused usage quota forfeited each month. 1 Consists of peak (8:30am - 2:30am) and off peak (2:30am - 8:30am) monthly usage quota. Speed will be shaped to 128Kbps/128Kbps for the period in which the monthly usage quota has been exceeded (peak and/or off peak). Downloads and uploads counted.

TPG may, on giving you 7 days notice by email, adjust the start/finish (but not the length) of peak/off peak times.

TPG Voice Service

Backup power service (fttp customers only):.

NBN services require a backup battery unit to keep power going to your NBN Network Termination Device in the event of a power outage so that some elements of your telephone service can continue to operate for an estimated period of time of about 5 hours during the power outage. TPG NBN service does not include the supply of a backup battery unit. This means during a power outage, you will not be able to make or receive any calls, including calls to emergency services. Please ensure that you have an alternative method to make calls such as a mobile phone.

TPG Voice Service Special Note:

  • TPG Voice Service on NBN FTTN, FTTB, FTTC, Cable (HFC) and Fixed Wireless is a Digital Voice Service which is delivered using Voice over Internet Protocol (VoIP) technology. Digital Voice Service requires a broadband connection and power to the Wi-Fi modem router supplied by TPG. If there is a broadband connection outage in your premises due to power or other faults, the Voice Service will not work and you cannot make phone calls including "000" emergency calls.
  • TPG Voice Service supports fax to national numbers in the Telstra, Optus, AAPT and Primus PSTN network. Fax to international numbers is not reliable and VoIP based fax is not supported. This plan does not support the Priority Assistance Scheme.
  • TPG Voice Service does not support old dial up technology devices with built in modems such as EFTPOS, Back to Base Alarms and Foxtel Program purchase. These devices have been replaced by Internet Protocol (IP) enabled devices and many TPG customers are able to use EFTPOS, Back to Base alarms and Foxtel Program purchase through the internet provided that their devices are IP enabled. For further details on IP enabled devices contact your device supplier. TPG Voice Service also does not support analogue modems, Priority Assistance Scheme, calls to 19/1900, 0500 numbers and Universal International Freephone Numbers (UIFN).
  • Once an NBN Business bundle plan is purchased, you cannot separately cancel either component (NBN Broadband or Voice Service). Cancellation will cease both services. You cannot purchase either TPG NBN Broadband or TPG Voice Service as a standalone service.

TPG Voice Service Number:

At registration time, you can choose to port your existing number to TPG or have TPG supply a Direct Inward Dial Number (DID) for use with the TPG Voice service. This number will be allocated to you based on the address which you provide us at the time of registration. TPG will make use of your number as a reference point to charge for local calls. TPG will use its best endeavours to supply the Integrated Public Number Database (IPND) with your address details for the purpose of emergency services (000) calling.

Number Porting:

You can port (transfer) your phone number from Telstra, Optus, AAPT, Primus or Powertel to TPG. We may not be able to port your number in all circumstances, including where you fail to provide correct account details, or as a result of contractual obligations with your existing provider. If you are porting your number to TPG, inbound calling to your number will not commence until porting is complete which will take a further 1 to 5 business days.

Included Calls (NBN M Business Bundle):

Charges for calls are not included in the NBN M Business Bundle and will be charged at listed TPG rates on a 'pay as you go' basis and deducted from your Prepayment. Calls to 19/1900 numbers are not supported.

Included Calls (NBN L Business Bundle):

The NBN L Business Bundle allows you to make unlimited Local Calls and unlimited Standard National Calls to Landlines, excluding 13/1300 Calls. Calls to 19/1900 numbers are not supported. Charges for calls made that are not included in the bundle (e.g. calls to 13/1300, AU Mobile numbers and Directory Services) will be charged at listed TPG rates by deducting usage charges from your Prepayment.

Included Calls (NBN XL Business Bundle):

The NBN XL Business Bundle allows you to make unlimited Local Calls and unlimited Standard National Calls to Landlines, excluding 13/1300 Calls. Calls to 19/1900 numbers are not supported. Charges for calls made that are not included in the bundle (e.g. calls to 13/1300, AU Mobile numbers and Directory Services) will be charged at listed TPG rates by deducting usage charges from your Prepayment.

Included Calls (NBN XXL Business Bundle):

The NBN XXL Business Bundle allows you to make unlimited Local Calls, unlimited Standard National Calls to Landlines (excluding 13/1300 Calls) and unlimited calls to Standard Australian Mobiles. Calls to 19/1900 numbers are not supported. Charges for calls made that are not included in the bundle (e.g. calls to 13/1300 and Directory Services) will be charged at listed TPG rates by deducting usage charges from your Prepayment.

Prepayment:

All TPG services are prepaid. You must pay the monthly recurring charges in advance. In addition, you must make a prepayment for usage that is not within the included value (if any) for the plan that you have acquired. Your initial prepayment will be $20. After registration, you may nominate how much you wish to prepay but the minimum prepayment is $20. The prepayment will be debited from your nominated bank account or credit card. By acquiring and continuing to use the service, you agree to an automatic top up of your prepayment. The top up will occur when the amount of prepayment falls to below $10. When that happens, TPG will debit a sufficient amount from your bank account/credit card to restore your nominated prepayment amount. If your usage is high, this can occur more than once per month. You authorise TPG to make such debits to your account/credit card. If you do not exceed the Included Value and do not incur any charges that are excluded from your plan, there will be no automatic top-ups. We will send you messages about your usage and the debits during the month. Your service will become inactive if our attempts to debit credit card/bank account to top up your prepayment are unsuccessful. If you do not use the prepayment, it will be forfeited to us when you cancel the service. You agree that no bill will be provided for this service and that direct debiting of your account or charge to your credit card may occur notwithstanding that no bill is provided and that it may occur even though you may not have had the opportunity to check charges at least 10 working days before the debit.

Fibre to the Premises (FTTP): FTTP delivers fast broadband by running fibre-optic cable from a fibre node directly to the end-user premises.

Fibre to the Node (FTTN): FTTN is a way of delivering access to fast broadband by running fibre-optic cable to a neighbourhood node/cabinet and from there using the existing copper network to the end-user premises.

Fibre to the Building (FTTB): FTTB is a way of delivering access to fast broadband by running fibre-optic cable to the basement of multi-dwelling units such as apartment blocks and from there using the existing copper wire to the end-user premises.

Fibre to the Curb (FTTC): FTTC is a way of delivering access to fast broadband by running fibre-optic cable to an outdoor pit near the end user's premises and from there using the existing copper network to the end-user premises.

What is a Static IP Address?

A Static IP address is a permanent address assigned to your internet connection. Businesses find this type of IP address very useful because other devices would know exactly how to contact a device that uses a static IP. It is common to have a static IP when you host your own website, have a file server in your network, are running a print server or need to remotely connect to your PC among others. All TPG NBN Business services come with a Static IP included.

Will TPG supply me with a router to work with the NBN?

Yes, TPG NBN plans include an NBN ready 4 ports Wi-Fi modem , a $10 delivery fee applies.

How long will the installation of my NBN service take?

Installation of NBN service generally takes less than 10 business days but can take longer in some cases, depending on the demand of NBN services in your area and the availability of the NBN technician to perform the installation.

Will TPG notify me of the installation date during the application process?

Yes. You will be sent an email notification confirming the installation date and timeframe. We will also notify you if a technician appointment is required to install your NBN service.

Is a technician appointment required to install the NBN service?

Our service delivery team will do an assessment on your address and determine if an NBN installer needs to visit your premises. If your premises have an active NBN service connected previously then it is unlikely that you would require technician's visit.

On the installation day, an NBN installer will come to your home to do the necessary work.

What will happen on the day of installation if a technician appointment is required?

When the installer arrives at your property, ensure you check their ID before letting them inside, to ensure they are a contracted NBN technician. The next step is for your installer to complete the installation.

Will my TPG NBN service work when there is a power failure?

TPG NBN service does not work during a power outage, you will not be able to make or receive any calls, including calls to emergency services. Please ensure that you have an alternative method to make calls such as a mobile phone.

What is my Network Boundary Point?

TPG is responsible to deliver the service to the Network Boundary Point. The Network Boundary Point is dependent on the NBN access technology used to deliver the service.

FTTN/FTTC: Your first Telecommunications Outlet which can be the first wall socket in a free standing premises (e.g. house) or your side of the Main Distribution Frame (MDF) in a multi dwelling unit (e.g. apartment). FTTP: Your side of the user network interface on the NBN Co’s provided NBN Connection Box (or Network Termination Device). FTTB: Your side of the Main Distribution Frame (MDF). This is a small telecommunications room in a common area within your block.  HFC: The UNI-D port on the NBN Connection Box installed inside your premises.

I have NBN with another provider. Can I get NBN from TPG?

Yes. You can make a new application with TPG and then cancel your existing service with the other provider (cancellation charges may apply with your other provider).

TPG Voice service

Can i port (transfer) my existing phone number to tpg.

You can port (transfer) your phone number from Telstra, Optus, AAPT, Primus or Powertel to TPG. We may not be able to port your number in all circumstances, this includes failure to provide account details, or contractual obligations with your existing provider. If you are porting your number to TPG, inbound calling to your number will not commence until porting is complete which will take additional 1 to 5 business days after your TPG NBN service is installed.

Can I use my existing telephone handset and phone wall socket for TPG Voice service?

If you have NBN FTTN, FTTB, FTTC or HFC: You can use your current telephone handset, however it will have to be plugged into the VoIP port on the supplied Wi-Fi Modem Router using a standard telephone cable.

If you have NBN FTTP: You can use your current telephone handset, however it will have to be plugged directly to one of the UNI-V ports on your NBN Connection Box (NTD). When your NBN service is activated, we will advise you of which port to use. If you wish to connect your phone to an existing wall socket, you should check if your in-premises wiring is connected to the NBN service. If it is not connected to NBN, you may need to install additional permanent phone or data cabling through wall, floor or ceiling cavities which must be done by a cabler registered with an Australian Communications and Media Authority (ACMA) accredited industry registrar.

To be able to port my number, what information do I need to provide?

You will need to provide your current Account Number provided by your current phone provider. This can be found on any bill you receive from your phone provider for your phone service. Providing an incorrect Account Number may result in delays with the porting process and lengthen the period in which you will not be able to receive any incoming phone calls.

Can I keep the phone number assigned by TPG when I no longer want to have the Voice service with TPG?

You need to check with the new or gaining provider if they are able to port from TPG.

While my phone number is being ported to TPG, can I still make outgoing calls?

Yes, as soon as TPG NBN Bundle service has been installed, you will be able to make outgoing calls from your TPG Voice service. TPG will charge you for any call usage. However, inbound calling to your number will not commence on TPG Voice service until porting is completed which will take an additional 1 to 5 business days after your TPG NBN service is installed.

What Spend Management Tools does TPG offer?

For your Voice service, you can monitor your actual usage (in near real time), bar outbound calls of various types, and make use of other spend management tools, all via the My Account section of the TPG Website at no charge. Once the TPG Digital Voice service is installed, are there any services that will not work on my line?

TPG Voice does not support old dial up technology devices with built in modems such as EFTPOS, Back to Base Alarms and Foxtel Program purchase. These devices have been replaced by Internet Protocol (IP) enabled devices and many TPG customers are able to use EFTPOS, Back to Base alarms and Foxtel Program purchase through the internet provided that their devices are IP enabled. For further details on IP enabled devices contact your device supplier. TPG Voice also does not support analogue modems, Priority Assistance Scheme, calls to 19/1900, 0500 numbers and Universal International Freephone Numbers (UIFN).

Can I watch Foxtel if I have TPG NBN FTTN bundle service?

Yes, watching regular Foxtel programs is not affected by TPG NBN Bundle service. Regular Foxtel programs use an entirely separate connection from your NBN or Voice connection.

Does Foxtel on Demand or program purchase work with TPG NBN bundle service?

If you have the latest Foxtel set top box, you can purchase and download programs using the Ethernet connection in the set top box to connect via TPG NBN service. This is even better if you have TPG Unlimited NBN plan as you do not have to worry about your Broadband monthly usage quota when you download Foxtel on Demand programs. If you have the older Foxtel set top box without an Ethernet connection, program purchase through your landline will not work with TPG Digital voice. We suggest you contact Foxtel about upgrading your set top box.

Once I register for NBN Bundle, can I cancel the NBN broadband or Voice service component?

No, NBN broadband or Voice service cannot be cancelled separately. Since NBN with Voice is a bundle plan, cancellation will cease both services.

Can I have TPG's Voice Service only (without NBN)?

No, TPG Voice service can only be ordered as a bundle with NBN.

Do I need to call my current provider to cancel my existing home phone service or Internet?

Once an NBN with Voice service has been activated, if you currently have any existing services such as phone or internet at your premises, you will need to contact your current provider to have these services cancelled to ensure you do not receive any further bills. TPG recommends you check with your current phone and/or internet service provider regarding contractual commitments and termination/disconnection fees associated with your current services. TPG is not responsible for these charges. If you are also porting your existing phone number to TPG, do not cancel your phone service until the number has been ported.

Usage and Charges

How am i charged for tpg nbn bundle plans.

Monthly access charges (include NBN Broadband monthly charges and Voice service monthly charges) are billed monthly in advance. Voice Prepayment Outside Included Value: All TPG services are prepaid. You must pay the monthly recurring charges in advance. In addition, you must make a prepayment for usage that is not within the included value (if any) for the plan that you have acquired. Your initial prepayment will be $20. After registration, you may nominate how much you wish to prepay but the minimum prepayment is $20. The prepayment will be debited from your nominated bank account or credit card. By acquiring and continuing to use the service, you agree to an automatic top up of your prepayment. The top up will occur when the amount of prepayment falls to below $10. When that happens, TPG will debit a sufficient amount from your bank account/credit card to restore your nominated prepayment amount. If your usage is high, this can occur more than once per month. You authorise TPG to make such debits to your account/credit card. If you do not exceed the Included Value and do not incur any charges that are excluded from your plan, there will be no automatic top-ups. We will send you messages about your usage and the debits during the month. Your service will become inactive if our attempts to debit credit card/bank account to top up your prepayment are unsuccessful. If you do not use the prepayment, it will be forfeited to us when you cancel the service. You agree that no bill will be provided for this service and that direct debiting of your account or charge to your credit card may occur notwithstanding that no bill is provided and that it may occur even though you may not have had the opportunity to check charges at least 10 working days before the debit.

How do the mobile and national call caps work?

Take advantage of some fantastic savings with our National Cap and National Mobile Cap. National Call Cap: Charges are capped at $2 for up to the first 20 minutes per call. Per minute national call charges apply thereafter (charged per 30 seconds) National Mobile Call Cap: Charges are capped at $2.48 for up to the first 20 minutes per call. Can I receive Reverse Charge Calls/Collect Calls using TPG's Voice service?

No, TPG Voice does not support the receiving of Reverse Charge Calls/Collect Calls.

Can I view my TPG Voice call usage online?

Yes. You can view your outgoing call usage online by logging into 'My Account' at www.tpg.com.au/account .

Can I use TPG Voice for local calls only and choose another provider for other calls (national long distance, international, calls to mobiles)?

No. TPG Voice is full service including line rental, local, national, international and home to mobile calls. Customers must not preselect to another carrier or use the TPG Voice service to make override calls on a third party network.

Will I receive paper bill?

No. You can view the current and previous bills online by logging into the 'Your Account' section on the TPG website (www.tpg.com.au). It’s simple and secure. Select 'Your Account Statement' under 'Account Management'.

What is nbn™ New development Charge?

On New Development Charge is a one-time charge of $300 to all new orders for services in new development locations. This charge is a contribution in a new development to the infrastructure cost of the nbn™ network. We will inform you during the registration process if the New Development Charge applies to your premises.

Can I change my NBN plan?

Is there any cancellation fee if I cancel my TPG NBN service?

There is no cancellation fee if you are out of contract or in a no lock-in contract term. You may cancel the service by giving TPG at least 30 days written notice. You must pay for the service until the end of the notice period. Cancellation fee applies if you are still currently in a contract. The cancellation fee is 50% of the monthly charges that would have been paid between the date of cancellation and the end of the contract period, up to a maximum of $350.

With a whopping 40.4% share of the market, Telstra is undeniably Australia’s most-popular NBN provider – but it’s a long way from being the best value. How To Buy A Small Business With No Money Down

Chelsea mandel and her firm ascension advisory are on a mission to help small business buyers borrow a $17 billion a year tactic from private equity’s playbook known as sales leasebacks. but finding the right deal is nearly impossible., by brandon kochkodin , forbes staff.

A ccording to the U.S. Small Business Administration (SBA), the final week of April marks National Small Business Week. It’s a time to celebrate the role of small businesses in the U.S.—all 33 million of them. Despite the “small” tag, these businesses are a big deal. They account for about 40% of the U.S.’ $27 trillion gross domestic product and, even more importantly, are an essential part of the American Dream. For proof one only need consider the success of ABC’s Shark Tank, now entering its 16th season. In fact, a 2023 survey by Incfile, found that 90% of Americans dream of being their own boss, and three-quarters already have a business idea they’re itching to start.

Money is the big barrier to entry according to Incfile’s survey which shows that finding the funds to kickstart or buy a business is the top challenge for half of those surveyed.

Chelsea Mandel, the founder and managing director of Ascension Advisory , believes she has a novel solution to the seemingly insurmountable challenge of funding small businesses. Mandel has gathered a sizable social media following preaching the virtues of “sale leasebacks,” a clever financing technique typically used by sophisticated institutional investors in billion dollar transactions. On LinkedIn Mandel has more than 27,000 followers and on X another 8,000-plus. Her firm, Ascension, not only hosts a podcast devoted to leasebacks, but also offers email crash courses like “102: Acquisition Financing Utilizing Sale Leasebacks.”

In a sale leaseback, a business sells some of its assets, like property or equipment, and then rents or leases it back so that it can continue operating as it did before. In some ways it's similar to a home equity loan, in that it effectively unlocks potential cash tied up in the value of the assets that can be used for growth or other investments. It also offers tax benefits, including certain deductions for the seller who is now effectively renting the business it just sold. Mandel's strategy is simple: time it right and a business buyer can use a sale leaseback to finance the purchase by leveraging the property that comes with the business. In this way, according to Mandel, a new buyer is simultaneously acquiring a business and selling the property it owns to an investor who will receive rent from the buyer, who embarked on the entire transaction without putting up any initial capital.

Brian Dennis, the founder of Dennis & Co. , is one of Mandel's success stories. Dennis & Co., which owns 15 dealerships including Chevrolet, Dodge, Chrysler, Infiniti and Kia mostly around New York City, added a new location to its portfolio last year without putting any money down by executing a sales leaseback with Ascension Advisory's help.

Dennis purchased a dealership where just the real estate was valued at $20 million. The whole package—real estate, dealership operations, and other assets—was being sold for just $17 million. By arranging a sale leaseback, Dennis managed to cover this entire cost of the acquisition. “We were able to cover the lion’s share of the acquisition just by leveraging the property,” Brian Dennis says. “Using sales leasebacks provides the lowest cost of capital. When you go into a deal, it's inherent that you look for sales leaseback opportunities. We've done three of them so far.”

S ale-leasebacks are nothing new. They are commonly used in commercial real estate and by private equity firms. According to New York’s SLB Capital Advisors there were more than $17 billion in real estate-based leaseback transactions in the U.S. in 2023. VICI Properties, a real estate investor focusing on “experiential” properties, laid out $776 million in Q4 2023 alone for leases including Manhattan’s Chelsea Piers and 38 Bowlero bowling alleys.

“Looking back twenty years ago, sales leasebacks were mostly driven by real estate investment trusts. They were buying the leases on retail properties,” says Scott Merkle, the managing partner SLB Capital Advisors. “But over the past five years, the sales leaseback market has been driven by private equity funds that operate in the middle and lower middle market. The median deal size is less than $10 million and they tend to happen in smaller cities and towns.”

Mandel believes wannabe small business owners, sometimes called “acquisition entrepreneurs” or “searchers” should be considering this creative no-money down financing to leap into business ownership. She warns though that finding a target company that will pay for itself isn’t easy. “We say finding a deal where you can finance the whole acquisition through a sale leaseback of the target’s real estate is like finding a needle in a haystack,” says Mandel. “But the opportunities are out there.”

Mandel ought to know. Since graduating from Dartmouth in 2015 with a degree in economics, Mandel’s career has been dedicated to real estate finance. She got her start as an acquisitions analyst for real estate billionaire Barry Sternlicht’s Starwood Capital Group and later joined New Mountain Capital, where she developed and helped lead their sale leaseback strategy, executing over $400 million in transactions. She then joined a sale leaseback advisory firm, where she structured deals exceeding $1 billion. Mandel launched Ascension Advisory in 2022. Since its inception, her firm has sealed $700 million in sale leasebacks.

Despite the potential to use sale leasebacks to finance acquisitions, Mandel cautions against chasing them for the wrong reasons. “If someone buys a business just because they can finance it with a sale leaseback, but they don’t actually know how to run the company, it’s actually worse for them than if they hadn’t done anything at all. They’re now locked into a lease agreement and if they can’t run the business, they’re going to struggle to pay their rent. W hen everything falls into place, the payoff from a sales leaseback can be impressive. Mandel describes these moments on her blog as a “free roll” —occasions when her clients not only secure a business through the deal but sometimes even earn money in the process. She highlighted a standout scenario on X (formerly Twitter), involving a client acquiring 14 gas stations across four transactions for $54 million. While these purchases were underway, Ascension was already on the hunt, leveraging its network to identify investors interested in buying and then leasing back the properties. The negotiations demanded flexible closing dates and a bit of secrecy; the original owners were kept out of the loop to prevent them from attempting a sales leaseback on their own. The strategy was a success, netting Mandel’s client $69.3 million from the sales leasebacks—a $15.3 million profit over the initial investment in the businesses and their properties. Mandel’s firm Ascension charges fees of approximately 1 to 6% of the transaction cost, depending upon the size of the deal, she says.

Sale-leasebacks, used in this way, are actually a form of arbitrage. Often, the initial sellers, especially if they’re small businesses, might not realize there’s a strong market for sales leasebacks. Or, they might simply want to wrap up the sale quickly and smoothly, perhaps eager to retire without the hassle of going through multiple transactions.

But there’s more to it than just selling; figuring out how much rent your newly purchased business can afford is crucial. The higher the rent you agree to, the more an investor is willing to pay for the property. However, if you push the rent too high, you risk drowning a previously solvent business in unmanageable costs. So, the new buyer is essentially being compensated for assembling the deal and assuming the risk of paying rent on property the business used to own outright.

Ryan Holder is the managing director at Strategic M&A Advisors, a Little Rock, Arkansas based sell-side advisory firm. It’s his job to make sure sellers aren’t creating an arbitrage opportunity for the “sharks” out there. And Holder says there are certainly sharks in the M&A waters. “We try to take out that arbitrage opportunity to get the most value for our clients,” Holder says. “One of our jobs is to keep sophisticated buyers from taking advantage of an unsophisticated or poorly advised seller. Sellers need to know that there are sharks out there looking for these types of deals.”

If the “free rolls” are out there, they’re not commonplace.

Robert Dolan has been brokering small business deals in South Florida for over 45 years. He says that in that time he hasn’t done any deals where a sales leaseback was used to finance the entire transaction. “Not saying you can’t do it, but most of the time when you have a transaction like that there’s something kinky about it or the risk is too high,” he says. “Are these deals out there, yes, and there’s some merit to them, but it’s nothing that I’ve seen in person.”

That’s part of the reason why Mandel struck out on her own. She says the market for providing sale leaseback advisory services – especially to those acquiring small-to-medium size businesses – is largely untapped. “I don’t think we have a ton of competition, especially for sale leasebacks that are financing M&A deals,” she says. “These deals are higher risk given the uncertainty of the broader acquisition, and especially for smaller deals, these tend not to be interesting for the big one-stop-shop brokerages. It’s a game of expected value and maybe the expected value isn’t there to make it worth their while. But we feel like it’s an underserved part of the market and perhaps we have a different risk profile than our larger competitors.” Those larger competitors would be behemoths like CBRE Group, a member of the S&P 500 Index with a $30 billion market capitalization and $9 billion in annual revenue.

L easebacks are not without their risks.

Consider the case of Art Van Furniture, a Detroit-based furniture retailer that opened its doors in 1959 and eventually expanded its footprint across the Midwest. In 2017 it was acquired by the Boston-based private equity firm Thomas H. Lee Partners LP for around $550 million. To cover the sale price, Lee opted for sale-leasebacks on Art Van’s properties.

However, that backfired, at least from the perspective of Art Van and its employees. Within three years, the sixty year old furniture store was bankrupt. A lawsuit by investors claimed that the new private equity owner over leveraged the company. They accused Thomas H. Lee of draining the company’s assets and burdening it with unmanageable debt. Before its private equity owners began their financial engineering, Art Van's lease obligations were under $23 million annually, according to the lawsuit, with future lease commitments of $136.5 million. Post-transaction, these figures skyrocketed to $46 million per year and over $877 million in future lease obligations. The dispute ultimately settled for $8 million in August 2023.

Recently, Red Lobster also seems to have run into trouble. Back in 2014, the seafood chain entered a $1.5 billion sales leaseback deal (Golden Gate Capital used the money to buy the chain from Darden Restaurants) with American Realty Capital Properties for about 500 of its locations. Fast forward to April 2024, and reports from Bloomberg suggest that Red Lobster is contemplating bankruptcy. The reports point to “onerous leases” as a partial cause, noting they’ve hampered the restaurant’s cash flow.

“If you’re doing this haphazardly for the pure sake of financial engineering, it may be a good deal today, but an awful one five years from now,” insists Mandel. “The deal should be based on the merits of the real estate and the company you’re acquiring. This structure makes buying a business more accessible.”

If, of course, you can find the needle in the haystack.
