Georgian Christian literary culture was always associated with the main monastic centres of Byzantium and the neighboring Christian areas. Georgians took constructive steps to gain a foothold in the religious and cultural milieu of the Christian world establishing their own monasteries or settling and working in eminent monastic centres of Christian Middle East and Byzantium. They undertook large-scale cultural and educational projects: the translation of the most significant works of Christian literature, the creation of original Georgian ecclesiastic writings, and the production of precious manuscripts. The collective volume presents to readers in a coherent, diachronic manner, the literary work of Georgian ecclesiastics in the monastic centres of Palestine, Mt Sinai, Mt Athos, the Black Mountain, Constantinople, and Petritsoni (Bachkovo). It aims to show how Georgians adopted the ideas and values that were predominant in the advanced literary and cultural centres of the Christian world, and how they introduced these ideas and values into Georgian national literature, converting them into an essential part of Georgian intellectual heritage. The book also discusses the issue of relations of the Georgians with other ethnic groups – the Greeks, the Armenians and the Latins – in the multicultural and multilingual setting of the monastic centres. The book is an attempt to fill the gap that exists in the West regarding the history of medieval Georgian culture and literature. It provides international scholars with the current thinking of Georgian specialists on the history of medieval Georgian literature.

Executive Summary

Your executive summary provides an introduction to your business plan, but it is normally the last section you write because it provides a summary of each key section of your plan.

The goal of your executive summary is to quickly engage the reader. Explain to them the kind of resort you are running and the status. For example, are you a startup, do you have a resort that you would like to grow, or are you operating a chain of resorts?

Next, provide an overview of each of the subsequent sections of your plan.

  • Give a brief overview of the resort industry.
  • Discuss the type of resort you are operating.
  • Detail your direct competitors. Give an overview of your target customers.
  • Provide a snapshot of your marketing strategy. Identify the key members of your team.
  • Offer an overview of your financial plan.

Company Overview

In your company overview, you will detail the type of resort you are operating.

For example, you might specialize in one of the following types of resorts:

  • Health Spa Resort : this type of resort provides individual spa services and helps visitors develop health habits.
  • Ski Resort: this type of resort includes downhill, cross-country, or similar skiing areas with ski lifts and tows. These resorts often provide food and beverages, equipment rentals, and ski instruction, as well as accommodation.
  • Eco-tourism Resort: this type of resort focuses on environmental sustainability, offering programs to minimize their eco footprint. Some eco-tourism resorts offer an immersive experience such as living among animals in a jungle.
  • Destination Resort: this type of resort contains everything needed, such as accommodation, food service, attractions, shopping, etc.
  • All-Inclusive Resort : this type of resort charges one fixed price that includes lodging, unlimited food, drink and sports activities, and entertainment.

In addition to explaining the type of resort you will operate, the company overview needs to provide background on the business.

Include answers to questions such as:

  • When and why did you start the business?
  • What milestones have you achieved to date? Milestones could include the number of overnight guests, the number of conventions hosted, reaching and/or maintaining X percent occupancy rate, etc.
  • Your legal business Are you incorporated as an S-Corp? An LLC? A sole proprietorship? Explain your legal structure here.

Industry Analysis

In your industry or market analysis, you need to provide an overview of the resort industry.

While this may seem unnecessary, it serves multiple purposes.

First, researching the resort industry educates you. It helps you understand the market in which you are operating.

Secondly, market research can improve your marketing strategy, particularly if your analysis identifies market trends.

The third reason is to prove to readers that you are an expert in your industry. By conducting the research and presenting it in your plan, you achieve just that.

The following questions should be answered in the industry analysis section of your resort business plan:

  • How big is the resort industry (in dollars)?
  • Is the market declining or increasing?
  • Who are the key competitors in the market?
  • Who are the key suppliers in the market?
  • What trends are affecting the industry?
  • What is the industry’s growth forecast over the next 5 – 10 years?
  • What is the relevant market size? That is, how big is the potential target market for your resort? You can extrapolate such a figure by assessing the size of the market in the entire country and then applying that figure to your local population.

Customer Analysis

The customer analysis section of your resort business plan must detail the customers you serve and/or expect to serve.

The following are examples of customer segments: domestic leisure travelers, international leisure travelers, business travelers, etc.

As you can imagine, the customer segment(s) you choose will have a great impact on the type of resort you operate. Clearly, business travelers would respond to different marketing promotions than international leisure travelers, for example.

Try to break out your target customers in terms of their demographic and psychographic profiles. With regards to demographics, including a discussion of the ages, genders, locations, and income levels of the potential customers you seek to serve.

Psychographic profiles explain the wants and needs of your target customers. The more you can recognize and define these needs, the better you will do in attracting and retaining your customers.

Competitive Analysis

Your competitive analysis should identify the indirect and direct competitors your business faces and then focus on the latter.

Direct competitors are other resorts.

Indirect competitors are other options that customers have to purchase from that aren’t directly competing with your product or service. This includes hotels, short-term rentals, or even relatives who live in the area. You need to mention such competition as well.

For each such competitor, provide an overview of their business and document their strengths and weaknesses. Unless you once worked at your competitors’ businesses, it will be impossible to know everything about them. But you should be able to find out key things about them such as

  • What types of customers do they serve?
  • What type of resort do they operate?
  • What is their pricing (premium, low, etc.)?
  • What are they good at?
  • What are their weaknesses?

With regards to the last two questions, think about your answers from the customers’ perspective. And don’t be afraid to ask your competitors’ customers what they like most and least about them.

The final part of your competitive analysis section is to document your areas of competitive advantage. For example:

  • Will you provide extended stay options?
  • Will you offer amenities or services that your competition doesn’t?
  • Will you provide better customer service?
  • Will you offer better pricing?

Think about ways you will outperform your competition and document them in this section of your plan.  

Marketing Plan

Traditionally, a marketing plan includes the four P’s: Product, Price, Place, and Promotion. For a resort business plan, your marketing strategy should include the following:

Product : In the product section, you should reiterate the type of resort company that you documented in your company overview. Then, detail the specific products or services you will be offering. For example, will you provide accommodation-only options, all-inclusive packages, accommodation/service packages, day visitor packages, etc.?

Price : Document the prices you will offer and how they compare to your competitors. Essentially in the product and price sub-sections of your plan, you are presenting the products and/or services you offer and their prices.

Place : Place refers to the site of your resort. Document where your resort is situated and mention how the site will impact your success. For example, is your resort located in a busy tourist town, near a tourist attraction, or is it a remote destination? Discuss how your site might be the ideal location for your customers.

Promotions : The final part of your resort marketing plan is where you will document how you will drive potential customers to your location(s). The following are some promotional methods you might consider:

  • Advertise in local papers, radio stations and/or magazines
  • Advertise in trade publications or on national TV
  • Reach out to websites
  • Distribute flyers
  • Engage in email marketing
  • Advertise on social media platforms
  • Improve the SEO (search engine optimization) on your website for targeted keywords

Operations Plan

While the earlier sections of your business plan explained your goals, your operations plan describes how you will meet them. Your operations plan should have two distinct sections as follows.

Everyday short-term processes include all of the tasks involved in running your resort, including answering calls, booking rooms and services, cleaning between guests, providing concierge services, customer service, etc.

Long-term goals are the milestones you hope to achieve. These could include the dates when you expect to book your Xth guest, or when you hope to reach $X in revenue. It could also be when you expect to expand your resort to a new city.  

Management Team

To demonstrate your resort’s potential to succeed, a strong management team is essential. Highlight your key players’ backgrounds, emphasizing those skills and experiences that prove their ability to grow a company.

Ideally, you and/or your team members have direct experience in managing resorts. If so, highlight this experience and expertise. But also highlight any experience that you think will help your business succeed.

If your team is lacking, consider assembling an advisory board. An advisory board would include 2 to 8 individuals who would act as mentors to your business. They would help answer questions and provide strategic guidance. If needed, look for advisory board members with experience in managing a resort or successfully running a boutique hotel.  

Financial Plan

Your financial plan should include your 5-year financial statement broken out both monthly or quarterly for the first year and then annually. Your financial statements include your income statement, balance sheet, and cash flow statements.

Income Statement

An income statement is more commonly called a Profit and Loss statement or P&L. It shows your revenue and then subtracts your costs to show whether you turned a profit or not.

In developing your income statement, you need to devise assumptions. For example, will you have 25 or 100 guest rooms? And will sales grow by 2% or 10% per year? As you can imagine, your choice of assumptions will greatly impact the financial forecasts for your business. As much as possible, conduct research to try to root your assumptions in reality.

Balance Sheets

Balance sheets show your assets and liabilities. While balance sheets can include much information, try to simplify them to the key items you need to know about. For instance, if you spend $50,000 on building out your resort, this will not give you immediate profits. Rather it is an asset that will hopefully help you generate profits for years to come. Likewise, if a lender writes you a check for $50,000, you don’t need to pay it back immediately. Rather, that is a liability you will pay back over time.

Cash Flow Statement

Your cash flow statement will help determine how much money you need to start or grow your business, and ensure you never run out of money. What most entrepreneurs and business owners don’t realize is that you can turn a profit but run out of money and go bankrupt.

When creating your Income Statement and Balance Sheets be sure to include several of the key costs needed in starting or growing a resort:

  • Cost of furnishing each guest room
  • Cost of building out common areas and/or service facilities (spa treatment rooms, etc.)
  • Payroll or salaries paid to staff
  • Business insurance
  • Other start-up expenses (if you’re a new business) like legal expenses, permits, computer software, and equipment

Attach your full financial projections in the appendix of your plan along with any supporting documents that make your plan more compelling. For example, you might include your resort blueprint or a list of amenities and services you offer.  

Writing a business plan for your resort is a worthwhile endeavor. If you follow the template above, by the time you are done, you will truly be an expert. You will understand the resort industry, your competition, and your customers. You will develop a marketing strategy and will understand what it takes to launch and grow a successful resort.

When you think of The Maldives, the mind conjures up an image of secluded islands with pristine white beaches, swaying palm trees and a crystal clear, aquamarine sea – and that is exactly what you have here at the aptly named Paradise Island Resort, Maldives. One of three Maldivian eco properties operated by Villa Hotels & Resorts, there are 282 bungalows, villas and suites – with the majority of the accommodation land-based, encircling the island with 62 rooms over water, accessed by twin jetties. 

Offering a cosmopolitan ambiance with exotic tropical landscaping, the resort offers five restaurants and two bars, with Bageecha, the main signature restaurant for beach dwellers, Farumathi Restaurant for seafood, Fukuya Teppanyaki for Japanese cuisine, Ristorante Al Tramonto for a touch of Italy and the over water Lagoon Restaurant allocated for over water villa guests. 

There is every kind of water sports you can imagine from canoeing, to wake boarding to jet blades and water skiing complemented by a PADI accredited dive centre and snorkelling for beginners to the more experienced. There are several boutiques on the island from fashion to photos, souvenirs and jewellery. The main pool has a children’s section with a range of facilities offered to kiddies at the Wavy Navy Kids Club where kids roam free. Other activities include volleyball, table tennis, floodlit tennis courts, basketball, billiards, a gymnasium and indoor squash and badminton courts. For serious pampering however, head to the Araamu Spa, discreetly tucked away in a hidden corner of the resort offering a range of aromatherapy, Thai massages, Indian Ayurvedic therapy, body scrubs, reflexology, facials, manicures and pedicures. Spa amenities include a Jacuzzi, steam bath and sauna. 

For those who like a little bit of entertainment too of an evening, the resort offers live bands, cultural shows, crab races and a DJ in the main bar.

If you do not like long and tedious transfers to reach your destination, then Paradise Island is ideal. Just a 20-minute speedboat ride or 9.6 kilometres away from Malé International Airport and surrounded by pristine beaches and a turquoise lagoon, the island, called Lankanfinolhu by locals, is located in North Malé Atoll. 

As one of the closest islands to the capital, it is also one of the most popular parts of The Maldives with North Malé Atoll comprised of 50 small islands or islets. All have incredible beaches and coral reefs and the area is particularly prized for diving with a wide variety of dive sites available.

There are 282 bungalows, villas and suites with sixty-two based over the water accessed by dual jetties whilst the majority of the resort’s accommodation is located on the beaches encircling the island, enjoying direct beach access and ocean views. Some – the Deluxe Beach Pool Villas, also have private plunge pools and private decks. 

Facilities wise, all the accommodation has both inside and outside space with amenities including individually controlled air conditioning; ceiling fans; safes; mini bars; LCD 81-centimetre TVs with satellite channels; seating areas; hair dryers; wardrobes; beach towels; coffee and tea makers. Six of the over water suites have private pools and Jacuzzis too and they also enjoy the best unobstructed ocean views too as they are located at the far end of the piers. 

The Beach Villas at Paradise Island at 54 square metres of living space enjoy a front row seat to the ocean, surrounded by greenery with terraces just a few footsteps away from the beach.  

For those who just cannot do without that sunset view, then upgrade to the Sunset Beach Pool Villas at 140 square metres of space to enjoy a mesmerising view from a private pool, surrounded by sheltering palm trees and greenery. Take the accommodation up a notch to the next category to the semi-detached Deluxe Beach Pool Villas and everything is a tad more luxurious and spacious at 150 square metres of space, enjoying a beach chic décor of neutral and cobalt blue hues with a private pool looking out over the ocean. Bathrooms are also larger with twin vanities, indoor and outdoor showers and a large standalone tub. 

Over water and the choices start with the semi-detached Water Villas at 77 square metres of space and close proximity to the beach. Enjoying a contemporary and luxurious feel with a touch of Japanese styling, these villas enjoy a deck for lazing and direct ocean access. If space is what you crave, then the Water Villas with Whirlpool might float your boat. With 86 square metres of indoor and outdoor living space, these semi-detached spaces offer ample open planned living. 

The premium accommodation are the stand alone One Bedroom Ocean Suite with Pool and its Two Bedroom equivalent at 255 square metres and 391 square metres of living space respectively. At the furthest point of the jetties, these indoor-outdoor, open plan spaces are the ultimate in Maldivian living, coming with private walk-in wardrobes, private pools, whirlpools and outdoor showers – one section houses the master bedroom suite whilst the other is designed for chilling with comfortable seating, a large TV and a desk if you simply cannot stay away from your laptop. The larger villa comes with two sleeping pavilions located each side of a central living pavilion to allow privacy and can sleep up to six people.  There are dual steps down to the ocean with a large infinity pool in-between.

Service & Facilities

For those who love the beach, there is a long ribbon of pristine white sandy beach and loungers with sheltering parasols with your name on them. For those who prefer a swimming pool, the main pool is close by too and straddles both the beach and ocean. 

Head to the water sports centre if high octane water sports is more your thing with a wide range of activities to choose from including snorkelling, stand up paddleboarding, canoeing, windsurfing, kitesurfing and dinghy sailing. There is also catamaran and Trimaran sailing, surfing, bodyboarding, jetblades and jetsurfing. Try out an underwater scooter with the Seabob or head out on a fun tube or water skis. Other activities include wakeboarding, kneeboarding, parasailing, sup skis and waterbikes. The resort also features a semi submarine, glass bottom boats for looking at the reef and its marine life and speed boat tours to nearby atolls. 

The North Malé Atoll is one of the best diving destinations in the world. The resort’s dive centre, DiveOceanus, hosts daily excursions to nearby dive sites for both beginners and experienced divers. They will introduce beginners to Scuba Diving whilst offering diving courses for beginners to PADI Dive Master. 

There are any number of excursions available from fishing trips to watching dolphins play in the sunset. Go island hopping, cocktail in hand, try big game fishing or even take a photo flight by sea plane. 

Other facilities at the resort include a sports centre offering basketball; billiards; volleyball; floodlit tennis; indoor badminton and squash court; table tennis and a well-equipped fitness centre with cardio and strength equipment with free weights. 

For indulgent and restorative pampering, there is the Araamu Spa, hidden away in a corner of the resort amidst tropical planting and greenery. With facilities including a couple’s suite in its own pavilion, a sauna, steam bath and Jacuzzi, the Spa offers a range of massages, facials, wraps, remedies, reflexology, manicures, pedicures, and more using both ancient techniques, Indian Ayurveda know-how and all natural botanical products. Local ingredients include fresh indigenous plants and herbs such as coconut, lemon, rose and papaya. 

For entertaining the kiddies, Paradise Island Resort offers the Wavy Navy Kids Club featuring a wide range of fun-filled activities including games, racing track, arts and crafts, a dedicated kid’s pool and nap lounges. For children aged eight and above, the dive centre, DiveOceanus offers diving courses for children ranging from using bubble makers in the pool to finding out about the basics of scuba diving from a PADI seal team member.

One of the largest resorts in the Maldives, this is entry level luxury, perfect for those who want to experience the beauty of The Maldives but who are on a budget with all-inclusive options available. It is also perfect for those impatient travellers who cannot wait to walk in the sand or dive into the ocean as it is just a short speedboat transfer from the international airport to the resort. 

As it is a larger resort, there is ample space for guests to spread out and enjoy that Robinson Crusoe moment for themselves although there are ample facilities, spa and water activities to enjoy too. For accommodation, if budgets will stretch a little further, head to the newly refurbished Deluxe Beach Pool Villas or the water villas with a whirlpool orientated for the best sunsets. There is nothing like relaxing in a tub or a pool, cocktail in hand, watching the sun go down.

Restaurants & Bars

There are five restaurants and two bars offering a wide range of cuisines to suit all palates. 

Bageecha Restaurant offers a wide selection of buffet-style breakfasts, lunches and dinners and is situated on the beach, enjoying the soft ocean breezes throughout the day and evening. Breakfasts are continental or English whilst the menu opens up into Asian and Maldivian cuisines for lunch and dinner. It is the main restaurant for those in the beach villas. The Lagoon Restaurant is similarly the main restaurant for those in the water villas and it is located in their midst. 

For speciality seafood, head to the over water Farumathi Restaurant on the edge of the reef with indoor and outdoor dining. There are lobster feasts, platters, wraps and grilled meats too on offer. The à la carte Fukuya Teppanyaki offers a taste of Japan with live teppanyaki stations serving seafood, chicken and steak or fresh sushi and sashimi, accompanied by a wide list of sake and Japanese beers. The Italian restaurant, Ristorante al Tramonto, is located at the end of the main jetty overlooking the ocean. The menu has something to suit everyone from homemade pastas, to pizzas, to risottos as well as dishes of seafood, chicken, lamb and beef. 

The main bar is Hulhangu Bar which overlooks both the ocean and the pool, perfect for relaxing refreshment during the day and music and dancing as the sun goes down with live bands and a resident DJ spinning the decks. The other bar is Athiri Bar located on the sand down on the beach. Enjoy anything from a cup of tea, to freshly made smoothies, a glass of wine, a signature cocktail or a single malt.

Even their Dive Oceanus dive centres are 100% paperless with all training material and admin forms sent digitally to guests. 

The company follows the UN Sustainable Development goals for a healthy ocean and sustainable future and source fish and seafood only from local fishermen who use the traditional pole and line method of fishing. They also prioritise sustainable lobster fishing by size as part of their commitment to preserve The Maldives’ ecosystem and biodiversity.

  • Facilities : The resort offers everything from a spa to a semi-submersible submarine … and every water sport imaginable. While every therapist and instructor is highly trained, the resort does not charge crazy prices for its offerings which – for those on a budget – is comforting!
  • Accommodation : The resort is going through a refurbishment programme. When booking, ensure that you ask for one of the newer villas. For such a large resort, with so many guests, you can still find areas of seclusion, where its just you, the sand, the sea … and maybe the off shark!
  • Diving : This really is a great resort for those who love a good Scuba. The Dive Center is professional and its instructors know all the local dive sites like the back of their hands.

MIAMI, April 22, 2024 – Royal Caribbean International and The Bahamas marked the start of a new adventure today as the cruise line broke ground on Royal Beach Club Paradise Island , the 17-acre beach day experience on Paradise Island in Nassau, The Bahamas. The beginning of construction was celebrated on location, where Royal Caribbean Group President and CEO Jason Liberty and Royal Caribbean International President and CEO Michael Bayley were joined by The Bahamas' Prime Minister Philip Davis and Deputy Prime Minister I. Chester Cooper to commemorate the major milestone.

The first of the Royal Beach Club Collection will take shape in the coming months ahead of its opening in 2025 , and at the heart of the experience will be the island nation of The Bahamas. From the location – one of the island’s most idyllic beaches – to the Bahamian food, culture and staff , to a unique public-private partnership  in which  Bahamians will own up to 49% equity, the all-new beach club combines the beauty and spirit of The Bahamas with signature Royal Caribbean touches across the experience, service and design.

“With the signing of this Heads of Agreement for the development of Royal Beach Club Paradise Island, we embark on this project to further enhance the vitality of our tourism product. Signing today’s agreement, we add another world-class experience to our tourism offerings. And even more importantly, we take a bold step toward greater Bahamian empowerment in the tourism industry,” said Honorable Philip Davis, Prime Minister of The Bahamas.

Vacationers will be welcomed to their ultimate beach day at Royal Beach Club Paradise Island, starting with the vibrant and charming local architecture crafted by a local Bahamian architectural firm and the exceptional views of The Bahamas’ renowned turquoise waters and white sand beaches. With more details to be revealed in the coming months, what’s in store ranges from three stunning pools with swim-up bars to private cabanas , four island-style spots for quick bites and local fare, and experiences that feature local artisans and live music .

“Marking more than the beginning of the construction process, today’s groundbreaking event symbolizes partnership, momentum and continued economic development for so many Bahamian entrepreneurs and the entire community,” said Jason Liberty, president and CEO, Royal Caribbean Group. “We are grateful to our partners for their support, especially the Bahamian government, who stand with us here today in celebration of what is to come.”

Local businesses and entrepreneurs will also manage parts of the construction and experience, which will generate hundreds of jobs in the short and long term. To date, Bahamians have participated in workshops to develop authentic local dishes, music, entertainment, sports and activities as well as design ideas that reflect the true Bahamian spirit and style.

“As we break ground on Royal Beach Club Paradise Island, together with the government and the people of The Bahamas, we are celebrating what partnership and innovation can achieve. This will be yet one more reason, in Nassau’s bright future, to experience a destination we have visited since the very beginning of Royal Caribbean more than 50 years ago,” said Michael Bayley, president and CEO, Royal Caribbean International. “The beauty and charm of the island are why we chose to debut the Royal Beach Club Collection in Nassau, and with the collaboration and support of local entrepreneurs and the wider community, we know that what we create will far exceed everything we imagined.”

Once complete, Royal Beach Club Paradise Island is expected to host an average of 2,000 guests. Vacationers will access the beach club via a ferry ride from the Nassau Cruise Port and return through historic downtown Nassau near the world-famous Straw Market.

Atlantis announced their new Dining Plan - which went into effect this month - I'm trying to figure it out - it costs $175 per day for adults, and it includes "up-to" $140 in value and a specific set of restaurants.

I don't get it? Where is the benefit? Why not just go to the restaurants and spend $140 - you'd save $35 a day per person if you did that!

Am I not understanding this dining plan right?

I was thinking the same thing, seems to me the only benefit is if you have a kid under 6 they eat for free

That was all I could think of too - by my kiddo isn't eating $70 of food a day! (the increase in price with 2 adults on the plan)


I don't see the value either.

I am glad to see responses about this here. My husband and I are flying in on Monday with our 21 month old and I wanted to know if this plan is worth it.

I couldn't see a benefit either so I'm glad to see these posts. I don't see myself eating that much food per day, and any leftover doesn't roll to the next day. I know the $175 included all taxes and possible gratuities as well-maybe that's some benefit?

Initially I thought this would be "all-inclusive" east as you go and don't worry, but with this silly limit, the plan is completely pointless!

Thank you, it made no sense to me. We have been to Atlantis 11 times, my recommendation is not to get a dining plan. Leave your options open, many great places to eat off the resort.

what about the dining credits (as opposed to the dining plans). You spend $100 and get $115 worth of food credits... seems to make more sense

Atlantis beats revenue goals, targets ‘strong’ 2023 first half

Atlantis continues to beat its revenue targets and is predicting a strong 2023 first half, a senior executive has revealed, with the wider resort industry bracing for 90 percent-plus occupancies over the Christmas and New Year period.

Vaughn Roberts, the Paradise Island mega resort’s senior vice-president of government affairs and special projects, told Tribune Business in a recent interview that high average daily room rates (ADR) and visitor spending per occupied room are driving higher than projected revenues even though occupancy figures are slightly down on pre-COVID numbers.

Confirming that the Nassau/Paradise Island resort industry’s rooms rates were up 25-30 percent year-over-year, due to a combination of tourist demand and loss of room inventory due to the closure of the Melia Nassau Beach and British Colonial resorts, plus Atlantis’ own Beach Towers, he said: “We’re kind of wrapping up our budget for next year and we will be very strong through the first quarter.

“The Christmas week and festive season are very strong. The rate, ADR, is higher year-over-year so we’re having very strong rates for the festive period. Currently, the market seems to be up 25-30 percent on rates. This year has just been across the market.... Baha Mar, the Four Seasons Ocean Club, it’s all up.

“We’re seeing that continue into the first quarter, just the room rate growth. There’s just strong demand for the destination, and I think we’ve see it play out with the property playing well. I think we’re looking for a very Christmas and New Year period, certainly compared to last year.”

Atlantis is forecasting that the post-COVID recovery momentum will carry through the 2023 first half, Mr Roberts said, adding: “The spend per occupied room is very strong and, while we may be down on occupancy, the occupancy numbers are getting back to pre-COVID levels.

“We are certainly making that up on the spend and room rate. We are beating revenue targets and it’s really driven by the strong spend per occupied room and ADR. We’re not quite there on the occupancy, but we’re happy because the additional rate has a better flow through. We’re very happy with how we’ve performed this year and how it looks for the first two quarter next year.”

Meanwhile, Mr Roberts said Atlantis and its ultimate owner, Brookfield Asset Management, continue to assess potential development plans for the former Club Med site on Paradise Island. “It’s very much in play in terms of our owners spending effort on analysing the opportunities and looking at various options,” he added.

“It’s really going to be driven by the analysis by Brookfield, but it’s very much in active play to figure out the right strategy, the right progression and the timing as well. There’s a strong market today, but obviously these things take time to plan and get into construction. You’re always timing your development to get in and be in front of growth when it occurs in the future.’

Robert Sands, the Bahamas Hotel and Tourism Association’s (BHTA) president, told Tribune Business yesterday that the sector’s bookings for 2023’s peak winter period between February and Easter are forecast to exceed pre-COVID numbers achieved in 2019 when a record 7.2m visitors (the majority cruise passengers) visited The Bahamas. 

“I think it’s very strong, extremely strong this year,” he added of the Christmas and New Year period. “I would say it’s as strong or stronger than 2019. That’s the best way of putting it. We’re seeing very strong trends, both in New Providence and the Family Islands.

“Full for us is an acronym we us for anywhere in the mid-90 percent occupancies, so I’d say we’re in the very high 90 percents; over 90 percent occupancies. It will fall off after the first week in January, and by February it will pick up again and future bookings for the winter season are very strong. That will manifest itself in numbers higher than in 2019. This is also complemented by the rebound in group bookings.”

Mr Sands said the hotel and tourism industry’s forecast performance for the peak winter season and Christmas/New Year was “substantially exceeding my expectations coming off COVID”. He added that it could be “even better” if closed properties, such as the Melia Nassau Beach Resort and British Colonial, were open to add to the room inventory and meet ongoing pent-up demand.

Chester Cooper, deputy prime minister, recently admitted that The Bahamas has been losing market share to fast-growing Caribbean rivals, such as the Dominican Republic, Cuba and Jamaica, who have greatly expanded their hotel and room inventories so they can accommodate larger visitor numbers.

“We need more rooms. I want to ask the investment community to build more hotels, build more rooms, build more capacity,” he said. “We can fill these rooms but we need the inventory. We have to continue to improve what we offer as we have, essentially over the last decade or so, perhaps 15 years, lost our ranking in terms of share of the market.

“We continue to do extremely well. We continue to grow. But the Caribbean region is growing their room inventory and capacity faster than we are, and therefore their part of the overall pie. They are achieving better results on market share.”

Mr Cooper, though, argued that The Bahamas still had much to play for. “The Bahamas’ brand is very strong,” he said. “We continue to grow, we will beat 2019 in 2023, which perhaps will be the best year ever seen in tourism. We have the irons in the fire, we are carrying the message, and I look forward to completing this year in line with 2019 and 2023 ahead of 2019.”

I don't understand why the only focus within tourism that the government takes is capacity or jobs. Like how about satisfaction or attraction. I understand the BCH and Melia closed but do we know why and how we got to that situation in the first place. Another point is downtown, its in a dump state and has been for years now yet no one seems to care to actually address it. Except for needing more tourist businesses & gift shops. Which if that was the solution business would have thrived on its own.

Furthermore, what about garbage being all over this island discarded in every nook and field. It is sad that in the past 10 years this island has gained more trash due to lack of enforcement or awareness over littering.

How a couple from Cleveland ended up owning one of the top resorts in Jamaica

NEGRIL, Jamaica – Before he was building some of Northeast Ohio’s most notable residential developments, Clevelander Sam Petros was peddling everything from tennis shoes to cigarette lighters to fake Rolex watches on the streets of Jamaica.

He was in his early 20s and trying to figure out a way to pay for his frequent trips to the Caribbean nation.

Twenty years later, Petros discovered an easier – if more expensive – way to guarantee those frequent visits to the island paradise. He bought his favorite resort.

If it comes as something of a surprise that a lifelong Clevelander owns a resort in the Caribbean, it wasn’t exactly in Petros’ business plan either.

Still, said Petros, now 67, “I don’t think I would trade it for anything. It really enriches our lives.”

Buying a Jamaican resort

In Cleveland, Sam Petros, CEO of Petros Development Group, is perhaps best known for the many residential developments he’s helped build, from upscale suburban housing neighborhoods to One University Circle, the high-rise apartment complex across from the Cleveland Museum of Art.

In Jamaica, he’s known for something else entirely: Saving one of the country’s most beloved resorts, Tensing Pen, with 26 suites and cottages on the cliffs of Negril.

The small resort is a short walk to Rick’s Café, the well-known tourist destination where visitors famously leap from the rocky cliffs into the turquoise sea, and a short drive to Negril’s spectacular Seven Mile Beach. It consistently ranks among the Caribbean’s very best resorts on lists compiled by Travel + Leisure, Conde Nast Traveler and other travel publications.

“I’ve never been to a resort like it anywhere,” said North Olmsted travel agent Kathy Yarian, who has been recommending Tensing Pen for years, but only recently learned it was owned by fellow Clevelanders. “I like that it’s so small and quaint. The entire resort is on the cliffs in Negril which is perfect. You can jump off the cliffs into the beautiful clear water. It’s a very romantic resort, too. It’s truly a quiet getaway but you can get to the action in Negril, which is close by.”

The story of how Petros came to own Tensing Pen is long, complicated and dates back decades.

Among the highlights:

* Petros first went to Jamaica in the early 1970s, looking for someplace warm to hang out. He fell in love with Negril, on the island’s west coast, which he described as a “sleepy fishing town” back then. He was young and poor and funded his return trips by traveling with needed items that were in short supply in Jamaica – from tennis shoes to cigarette lighters to fake luxury watches. “I had to figure out how I could afford to go back.”

* His real estate career took off in the late 1970s and 1980s, and Petros moved to Singapore for 10 years, where he worked on numerous development projects. When he came back to Northeast Ohio in the late 1980s, he renewed his love for Jamaica. He discovered Tensing Pen during this period, founded in the early 1970s on the cliffs overlooking the Caribbean Sea.

* The resort was sold in the early 1990s to an American who called the property the Love Solution and made some other changes that chased visitors away, according to Petros. “I told them – if you ever want to sell, let me know.”

After the owner’s death in the early 1990s, his wife called Petros and offered to sell him the resort. Petros responded: “I don’t care what it takes. I’m buying it.”

Petros brought back the resort’s previous owners, Karin and Richard Murray, and ran the property with them for 25 years. Petros and his wife, Anne-Marie Petros – they married in 1996 – have been the sole owners since 2017.

Along the way, they’ve faced numerous challenges – from hurricanes to COVID to economic downturns. Hurricane Ivan in 2004 was particularly destructive, wiping out three-quarters of the resort, said Anne-Marie Petros.

“It’s not a brain investment, it’s a heart investment,” she said. “We hold our breath every summer.”

After the destruction in 2004, the Petros took the opportunity to add a swimming pool and convert the large house on the property into a restaurant. More recently, they’ve expanded the restaurant, remodeled bathrooms and rebuilt the resort’s iconic treehouse suites.

The motto of the resort is “Life is Simple.”

There are no TVs, no radios, no phones, said Sam Petros. There are also no all-you-can-eat buffets.

The Petroses have steadfastly resisted the urge to convert Tensing Pen into an all-inclusive resort, which have sprouted across Jamaica in recent decades.

“We will never be an all-inclusive,” said Anne-Marie Petros. “We’re super supportive of the restaurants in the area.”

The couple, who live in Hinckley when they’re not in Jamaica, typically makes about a half-dozen trips from Cleveland to Negril every year. In the early days, before the hospitality infrastructure developed, they traveled with suitcases filled with sheets, towels, coffee makers and other items that were difficult to find in Jamaica.

Speaking of traveling from Cleveland -- Sam Petros lamented the early cancellation of Cleveland’s first nonstop service to Jamaica, which started in March on Frontier Airlines and will end in June. Petros said hopes the airline gives the route another chance. “They should have started it in October, not March,” he said.

The resort’s name is a reference to Tenzing Norgay, the Nepalese sherpa who accompanied Edmund Hillary to the summit of Mount Everest in 1953. Previous owners named the resort after their dog Tensing, and the name stuck.

The dog theme has been retained at the resort, which is home to three Rhodesian Ridgebacks, a large breed that is known for its tolerance to heat. “They take turns staying with guests who love dogs,” said Anne-Marie Petros. “We’ve become known as the resort with the dogs.”

Sam Petros said he can’t take credit for developing the resort’s laid-back atmosphere. “I’d like to say I created the culture at Tensing Pen. I didn’t. I just continued it.”
